POSITION PURPOSE:
Assists Development Lead with the day-to-day management duties from acquisition through pre-development pre-construction construction closeout and pre-operation phases of the infrastructure project(s) assigned. The infrastructure projects may include renewable energy (Utility Scale Solar PV BESS ) water utility infrastructure mission critical facilities Medium & High Voltage electrical infrastructure.

CORE RESPONSIBILITIES:

    • PROJECT MANAGEMENT BY PHASE
    • Entitlements & Permitting: Assists Development Lead in securing the appropriate approvals certifications permits etc. from city and other government agencies. Coordinates consultant preparation of plan check submittal documents applications payments letters of authorization and owner-builder declaration forms. Submits documents to relevant governmental agencies retrieve plan check comments obtains department clearances on clearance summary worksheet.
    • Construction Oversight: Reads construction documents and understand basic construction concepts. Attends and actively participate in weekly OAC meetings.
    • Feasibility & Due Diligence: Works with the Investment Deal Team(s) to procure accurate due diligence information and produce feasibility analyses of potential acquisitions within the short due diligence timeframe.

    • PROJECT PERFORMANCE OVERSIGHT
    • Reporting: Creates and provides reports related to project status to Development Lead Investments Deal Team and other stakeholders. Monitors and reports project status to investors lenders joint ventures quasi-public partnerships and the like.
    • Budget Oversight: Prepares and tracks development budget related to assigned projects. Ensures milestones are met within budget. Understands controllable costs and risks. Notifies Development Lead of any observed potential cost increases.
    • Schedule Oversight: Tracks project timelines ensures milestones are met on time by notifying Development Lead of potential delays.

    • DOCUMENT ORGANIZATION
    • Project Documents: Manages project documents including approvals agency releases/declarations/determinations easements covenants tract maps construction documents A/E design and engineering plans/specs contracts/change orders closeout documentation. Maintains project and/or management files according to established criteria. Shares and uploads documents and communication on General Contractors project management website. Oversees project related document distribution to 3rd parties and own version control.
    • Invoicing: Confirms project accountant has entered invoice and vendor information correctly in accounting system. Ensures vendor billing is commensurate with work complete.
    • Buyout: Oversees creation of bid documents and scope of work preparation in order to ensure bidders are pricing a comparable scope of work. Prepares bid comparison spreadsheets for team review and selection.
    • Contract Negotiation: Assists in negotiating and drafting contract terms and scope with design consultants contractors and other vendors.

SUPERVISORY RESPONSIBILTIES:

    • Talent Management & Development: Oversees Project Coordinators work activities related to projects.
    • Vendor Management: Oversees design team and consultants contractors subcontractors and vendors.

EDUCATION/EXPERIENCE REQUIREMENTS: (including certification licenses etc.)

    • Bachelors degree.
    • Length of Experience: Two years of experience in a related industry.
    • Project Experience: Demonstrates experience in a support role with a real estate / infrastructure development and/or construction management firm including reading and understanding construction-related documents.
    • Market Knowledge: Seeks out market information internally and externally. Takes advantage of professional development opportunities that will provide access to industry insiders opinions.

KNOWLEDGE & SKILLS:

    • Internal Relations: Responds to common inquiries from stakeholders such as investment team members accounting staff etc. including top management. Manages up well.
    • External Relations: Effectively presents information to regulatory agencies public groups and/or business owners and other stakeholders.
    • Reading & Comprehension: Analyzes and interprets technical materials financial reports legal documents and memos and shares important details with Development Lead.
    • Correspondence: Effectively communicates in correspondence and reporting.
    • Teamwork: Works well within development team other CIM departments and with 3rd parties.
    • Direction Setting: Works with team to translate strategies into team goals and objectives.
    • Accountability: Usually willing to take share of responsibilities for team actions and makes personal adjustments when necessary.
    • Problem Solving: Defines problems collects data establishes facts draws valid conclusions and provides logical recommendations. Solves problems when necessary. Thinks critically and creatively.
    • Independence: Works mostly independently with some supervision of senior staff. Regularly checks in with Development Lead.
    • Carry Out Instruction: Applies common-sense understanding to carry out instructions from senior development staff and other departments when appropriate. Demonstrates self-awareness. Takes initiative in asking questions. Learns on the job.
    • Adaptability: Maintains positive outlook through situations or challenges requiring negative or rapid change.
    • Critical Thinking: Develops conclusions that address current problems or issues. Defines workable solutions.

Actual base salary considers several factors including but not limited to geography job-related knowledge experience and budget. The start of the salary range is typically associated with the minimum experience required. At CIM base pay is one part of the total compensation package. This role is eligible for bonus pay in addition to base salary. The anticipated base salary range for the position in Los Angeles CA is $80000 - $110000.
