Position: Director Real Estate

We are looking for talents to help us lead Coupangs expansion in Taiwan. This is an exceptional opportunity to become a part of Coupangs growth in Taiwan and create a world where our customers wonder How did we ever live without Coupang

What you will do

• Develop and implement strategic plans for the companys real estate portfolio ensuring alignment with overall business objectives and growth targets.
• Source evaluate and negotiate commercial lease agreements and purchase contracts for new properties ensuring favorable terms and conditions.
• Manage existing lease agreements including lease renewals terminations and negotiations on rent tenant improvements and other related matters.
• Conduct thorough market research and analysis to identify potential opportunities for new properties taking into consideration market trends competitor locations and customer demographics.
• Work closely with internal teams including finance legal and operations to ensure seamless execution of real estate transactions and compliance with applicable laws and regulations.
• Collaborate with external partners such as brokers lawyers and contractors to facilitate smooth property acquisitions remodels and major capital improvement projects.
• Oversee property maintenance repairs and facility management activities ensuring adherence to quality standards and budgetary constraints.
• Monitor and track financial performance of real estate assets analyzing key metrics and providing regular updates to senior management.
• Stay abreast of industry trends and best practices actively participating in professional development opportunities to enhance knowledge and skills.

Essential Qualifications:

• Bachelors degree in Real Estate Business Administration or a related field; a Masters degree is preferred.
• Extensive experience (minimum 10 years) in real estate management preferably within an ecommerce or retail setting.
• Strong knowledge of commercial real estate practices including lease negotiations property acquisitions and market analysis.
• Excellent negotiation analytical and financial modeling skills.
• Proficiency in researching and interpreting lease agreements legal documents and zoning regulations.
• Excellent interpersonal and communication skills with the ability to collaborate effectively with internal and external stakeholders.
• Detail-oriented mindset with strong organizational and project management abilities.
