ABOUT THE OPPORTUNITY

We are seeking an accomplished Vice President of Property Management to provide strategic leadership and operational excellence across a portfolio of multifamily residential properties. This senior-level role is responsible for driving financial performance delivering exceptional resident experiences and leading a team of Regional Managers with potential oversight of Maintenance Managers and operational support professionals in the Minneapolis and Omaha markets. Reporting to the Chief Operating Officer the Vice President of Property Management is one of three VPs who will design and execute innovative strategies for sales marketing and financial management while ensuring compliance and operational consistency. The ideal candidate is a visionary leader with extensive experience in property management or a comparable service-driven industry. With a minimum of ten years of leadership experience they have a demonstrated ability to inspire teams navigate complex operational challenges and achieve results in occupancy revenue growth and resident satisfaction. This individual brings strong financial acumen analytical skills and a track record of managing budgets and vendor partnerships. They are passionate about talent development fostering an inclusive culture and delivering exceptional service to both property owners and residents. Strategic thinking problem-solving expertise and an unwavering commitment to operational excellence are key attributes for success in this role.

KEY RESPONSIBILITIES TO ACHIEVE SUCCESS

The Key Accountabilities for the position include but are not limited to the following:

Owner and Resident Relations

  • Build and maintain strong operational relationships with property owners.
  • Lead initiatives to maximize occupancy through targeted sales marketing and advertising strategies.
  • Drive resident satisfaction and retention through proactive service and problem resolution.
  • Ensure full compliance with Fair Housing regulations environmental standards and government housing programs.

Financial Operations

  • Oversee and manage financial budgets across the regional portfolio.
  • Lead the development of operating budgets capital budgets and property business plans.
  • Achieve and exceed key performance targets including Net Collected Rent (NCR) Net Operating Income (NOI) and occupancy rates.
  • Present regular operational performance reports to property owners and manage vendor selection and expense control.

Property Management

  • Collaborate with the Vice President of Maintenance to ensure property safety cleanliness and the timely completion of maintenance work orders and standardized preventative programs.
  • Manage vendor relationships effectively.
  • Collaborate with the Vice President of Construction on capital improvement and renovation projects.
  • Lead emergency response and disaster recovery efforts while ensuring resident support.

Leadership and Team Development

  • Hire train mentor and lead high-performing property management teams.
  • Promote a culture of diversity inclusion and continuous professional development.
  • Inspire and effectively guide other leaders to drive results and achieve organizational goals.
  • Lead with accountability recognition and strong communication to empower teams.
  • Ensure adherence to safety protocols and company policies while driving operational best practices.

REQUIREMENTS OF THE POSITION

The ideal candidate for the position will match as many of the qualifications as possible listed below:

  • Minimum of 10 years of progressive leadership experience preferably in property management or a service-focused industry.
  • Proven ability to lead coach and develop high-performing teams across multiple locations.
  • Strong background in financial management including budgeting forecasting and performance analysis.
  • Demonstrated success in sales and marketing initiatives with the ability to drive occupancy and revenue.
  • Experience overseeing multi-family and/or commercial property operations preferred.
  • Deep understanding of Fair Housing laws EPA regulations and affordable housing programs (e.g. Section 42 Section 8).
  • Exceptional communication interpersonal and conflict resolution skills.
  • Highly organized with strong time management multitasking and decision-making abilities.
  • Proficiency in Microsoft Office Suite (Word Excel Outlook SharePoint); experience with Yardi or similar property management software is preferred.
  • Bachelors degree in business real estate or a related field preferred; equivalent work experience considered.
  • Relevant industry certifications such as Certified Property Manager (CPM) Certified Apartment Manager (CAM) or National Apartment Leasing Professional (NALP) are a plus.
  • Travel Requirement: Willingness and ability to travel as needed across the property portfolio up to approximately 25%.
