Transition Specialist
Location: Remote (Philippines)
Compensation: $900 $1400/month depending on experience

About the Role
We are seeking a Transition Specialist to manage the onboarding of new properties into our portfolio. This role ensures every property is transitioned seamlessly and ready for active management from auditing and compliance checks to utility setup and vendor coordination. The ideal candidate has a background in property management is detail-oriented and thrives in managing multiple onboarding projects in a fast-paced environment.
Key Responsibilities
- Lead the end-to-end transition process for new properties.
- Audit property documentation leases and compliance requirements.
- Oversee utility setups and transfers (electricity water internet etc.).
- Conduct onboarding checklists and inspections; coordinate with vendors and contractors.
- Ensure all properties are move-in ready on time and aligned with company standards.
- Maintain detailed records of all transition activities including permits utilities and vendor work.
- Collaborate with property managers leasing maintenance and accounting teams for smooth handoffs.
- Identify and address risks or delays in the onboarding process.
- Provide status reports and updates to U.S. management teams.
Qualifications
- 24 years of experience in property management auditing or operations.
- Proven track record managing onboarding utility transfers and property compliance.
- Exceptional attention to detail and organizational skills.
- Strong communication skills for vendor and team coordination.
- Tech-savvy with property management systems and Microsoft Office/Google Workspace.
- Ability to manage multiple property transitions in parallel.
- Self-starter with problem-solving mindset and accountability.
