Compensation: In accordance with California law the expected salary range for this position is posted with this position. The actual compensation will be determined based on experience and other factors permitted by law.
About the Program:Our Supportive Housing Program consists of Transitional Housing Placement Program (THP - Bogen) Permanent Supportive Housing Program (Beverly Terrace) and Transitional Housing Placement Program for Non-Minor Dependents (THP-NMD).
Our THP-Bogen consists of 40 units where we house and provide services to youth 18-24 years old who are former foster or probation youth pregnant or parenting and have a maximum of two children. Most of our youth have an extensive history of trauma and have minimal-to-no support system. Some of the services include mental health workforce development childcare services life skill classes pregnancy and parenting services substance use services and educational support.
Our THP-NMD consists of 12 units for youth between the ages of 18-21yrs of age who are considered non-minor dependents. They come with similar backgrounds of our THP residents but receive additional support from county workers along with SHP housing staff.
Role Summary: As theSupportive Housing Property Manager you will oversee our propertys at THP-Bogen and the direction of the Director of Supportive Housing Programs the Property Manager works as part of a team to ensure that building operations and management services are provided efficiently and effectively. The Property Manager is responsible for providing quality services to residents and assisting in the efficient operation of the property physically economically and socially and assisting in ensuring compliance with all regulatory requirements for affordable housing programs.
Duties and Responsibilities:
- Conduct daily property walks and monthly or as needed inspections of units and hallways to ensure they are clear and free of any debris damage and in overall good treatment
- Education inform and support all residents to adhere to property policies and procedures this includes pet policies smoke-free campus policies and safety policies.
- Maintain and oversee all SHP work orders with exception of Beverly Terrace.
- Conduct emergency purchases if needed for unit turnover.
- Coordinate with pest control for monthly services.
- Conduct lease agreements according to regulations of California Tax Credit Allocation Committee (CTCAC) to ensure compliance with affordable housing requirements.
- Collaborate and partner with third party property management company.
- Gather reporting data related to LAHD HUD Demographics Urban Futures and LA city.
- Conduct daily property walks to ensure excellent curb appeal and adherence to property policies which can include parking of vehicles and exterior campus related matters.
- Processes annual recertification paperwork on the housing program according to CTCAC regulations.
- Responsible for collecting and depositing rent payments keeping accurate ledgers for rent keeping rent toll issuing late notices eviction notices and abandonment notices as necessary.
- Responsible for alerting the Supportive Housing Director of any unusual occurrences and/or damages on property.
- Working collaboratively with Housing Access and Support Coordinator with move in and move outs.
Qualifications:
- A minimum of a Bachelors Degree from an accredited university or college.
- A minimum two years of experience managing affordable housing under a California Tax Credit Allocation Committee (CTCAC) building
- Knowledge of federal state and local fair housing laws.
- Strong oral written and organizational skills.
- Must possess and maintain a valid California Drivers License and a driving record acceptable to the agencys insurance carrier.
- Must maintain and provide proof of automotive liability insurance coverage.
- Physical ability to perform Pro-ACT administer first aid/CPR and operate an Agency motor vehicle.
- Ability to independently use a computer and the ability to learn necessary computer programs.
- Ability to receive and implement constructive feedback.
