Job Title: Director of Affordable Housing
Reports to: Chief Operating Officer (COO)
Location: One Florence St. Roslindale MA 02131
Job Type: Full-Time Exempt

Compensation: DOE $150K$160K

Rogerson Communities growing network of properties and programs unites property management real estate development healthcare and social services so older adults can thrive as they age in their community. Rogersons programs include affordable housing for low-income older adults moderate income housing for adults 55 assisted living memory care continuing care communities and adult day programs. Rogerson owns and operates over 1600 units of housing and supportive living for older adults in Greater Boston Southeastern MA and Worcester. Position Summary:

Reporting to the Chief Operating Officer (COO) the Director of Affordable Housing provides strategic leadership oversight and execution of all affordable and supportive housing properties. This includes operations resident services maintaining compliance with regulatory requirements collaborating with internal and external stakeholders and ensuring that housing efforts align with the organizations mission to provide safe affordable and supportive housing for older adults.

The Director is team oriented and works collaboratively with the Senior Management Team and other leadership staff across all Rogerson structures. The Rogerson portfolio includes a diverse population including residents representing varied ages nationalities ethnicities preferences and income levels. The director must encourage uniformity professionalism innovation and motivation within the structure at each community and their individual teams. The Director provides managerial and operational oversight to staff including the Director of Housing Compliance Office Manager Senior Property Manager and other related staff at each site. The Director provides support and direction to strengthen each community through increased knowledge best practices fiscal planning cost controls and problem solving.

The Director facilitates potential growth through our reputation for adhering to the highest addition the Director routinely interfaces with the sites individual Boards of Directors and committees to maintain a strong client relationship and atmosphere of care and trust.

Key Responsibilities

Leadership

  • Fosters a collaborative culture emphasizing equity excellence and continuous improvement.
  • Provides leadership to property management staff regarding all aspects of their daily challenges with emphasis on tenant relations policies and financial decisions.
  • Support cross-departmental alignment with fundraising policy finance and program teams.
  • Supports site teams with employee recognition training recruitment reviews hiring and other employee issues.

Property Management

  • Designs prepares and submits annual operating and capital budgets including presentations to boards and residents.
  • Implements operating procedures for administrative maintenance and social service personnel that ensure safe and efficient daily activities.
  • Ensures the smooth operation and protection of residents during emergency situations and challenges.
  • Works with boards residents contractors and site staff to identify develop and launch renovation and/or redecoration projects.
  • Participates in the development and renewal of management service contracts with clients and potential clients.
  • Develop and review plans for long-term capital improvements and identify funding sources to maintain all facilities over the long term.
  • In conjunction with administration and materials management works in procurement and negotiation of energy supply contracts energy savings initiatives and contractor supplies and services.
  • Explores and secure funding opportunities.

Resident Services & Compliance

  • Ensures compliance with regulations mandated by city state federal and local agencies including but not limited to HUD REAC EOHLC City of Boston.
  • Integrate supportive or service-enriched elements (e.g. wellness programs mobility case management) to serve diverse senior needs and improve the quality of life for residents.

Community & Stakeholder Engagement

  • Organizes prepares and presents materials for regularly scheduled presentations to various board and committee members.
  • Build relationships with Boston-area housing authorities funders municipal agencies developers and senior advocates.
  • Represent the organization at coalitions public hearings advocacy groups and community planning initiatives.
  • Engage seniors and community members in planning and feedback for housing programs.
  • Provides supportive information and direction to real estate development team for prospective development project pro-forma operating budgets rent up budgets and funding choices.

:

  • Exceptional leadership interpersonal communication and organizational skills.
  • Sensitivity and understanding regarding the needs of elder and special need populations disabled persons families and diverse groups.
  • Ability and willingness to work effectively in a team environment.
  • Demonstrated expertise and experience in management of senior housing and/or related facilities and services including responsibility for community and public relations; administrative financial and facility management; maintenance agency reporting budgeting resident care/services and capital improvements.
  • Ability to visually inspect properties at close level of detail to answer and conduct business over the phone and to access all areas of the properties on a regular or emergency basis.
  • Ability to communicate work well with and earn trust from non-profit and cooperative boards as well as with people of diverse backgrounds.
  • Ability to exercise sound judgment under pressure.
  • Ability to respond to emergency situations.
  • Ability to multi-task and oversee diverse portfolios with varied income levels and needs.
  • Demonstrate integrity on personal as well as professional level.

:

  • Bachelors degree in a related field (masters preferred). Additional experience may substitute for the degree requirement.
  • Minimum of 8-10 years of progressive experience in affordable and subsidized housing including at least 5 years in a senior leadership role.
  • Deep knowledge of LIHTC HUD programs and regulatory compliance.
  • Knowledge of supportive housing models.
  • Three or more years experience working with non-profit boards.
  • Proficient in Microsoft Office particularly Word Excel and PowerPoint.
  • Yardi knowledge preferred prior experience with a finance/property management ERP system required.
  • Familiarity with applicable federal and state regulations.
  • Proficient in financial management and interpreting operational KPIs to drive performance.
  • This is a full-time position which requires on-site presence.
  • Located within a commutable distance to Rogersons corporate office as well as to our properties.
  • Valid drivers license.
