This perpetual capital vehicle provides April with a patient and flexible source of capital and plays a critical role in enabling the creation and preservation of more affordable addition to managing a growing portfolio April Housing will ensure assets in the existing portfolio remain affordable and in compliance with all rent regulations while making significant improvements and aligning the operations with April Housings Standards of Excellence in Residential Operations.

Position Summary:

April Housing is proud to partner with UC Investments and Blackstone to offer a part-time 10-week internship through the UCBX Academy Real Estate. This internship is designed to provide students entering or currently enrolled in their sophomore or junior year at UC Irvine with hands-on exposure to the residential real estate industry.

As an Intern Real Estate youll rotate through multiple departmentsgaining insight into how housing strategies come to life across Preservation Investments (Acquisitions & Dispositions) Capital Market Financial Planning & Analysis Asset Management. Youll be part of a supportive cohort participate in professional development programming and receive direct mentorship from leaders.

Key Responsibilities:

Rotational Department Exposure:

  • Participate in department rotations including:
    • Preservation Preservation is central to April Housings commitment to protecting and extending long-term affordability for low-income communities. Through resyndication April revitalizes expiring LIHTC properties by applying for new tax credits securing updated financing and completing critical renovations. This process is carried out in close collaboration with federal state and local partners ensuring that affordability is extended for 30 years or more. Interns will gain hands-on insight into this impactful and mission-driven work
    • Investments Investments (Acquisitions & Dispositions) identifies evaluates and executes real estate transactions that support April Housings long-term affordability mission. Interns will learn how deals are structured underwritten and aligned with strategic goalsfrom both an acquisition and disposition perspective.
    • Asset Management Asset Management is responsible for evaluating the performance and operations of communities in the April Housing portfolio. Interns will learn how to work with property management companies drive track and analyze property performance support compliance and participate in reporting.
    • Capital Markets Capital Markets manages financing across the portfolio including company-level and portfolio-level debt. Interns will gain exposure to real estate capital structures lender negotiations and financial instruments.
    • Financial Planning & Analysis Financial Planning & Analysis oversees financial reporting forecasting and valuation across April Housings affordable housing portfolio. They consolidate reports track asset performance and support capital planning initiatives. FP&A plays a key role in aligning financial strategy with operational goals and investment decisions..

  • Attend regular intern cohort meetings workshops and speaker sessions
  • Complete a final reflection or short presentation on your learning experience
  • Engage with leaders across April Housing Tricon UC Investments and Blackstone

Team & Program Participation:

  • Collaborate with fellow interns and contribute to a positive inclusive team environment
  • Build relationships with mentors and participate in feedback and check-in sessions
  • Represent the program with professionalism and curiosity

Qualifications:

  • Currently enrolled in or entering sophomore or junior year at UCLA
  • In good academic standing
  • Available to work 812 hours/week onsite in Los Angeles CA (TuesThurs preferred)
  • Demonstrated interest in real estate housing finance or community development
  • Reliable eager to learn and collaborative
  • No prior real estate experience required

Base Compensation Range:

$25.00 To $25.00. This represents the presently-anticipated low and high end of the Companys base compensation range for this position. Actual base compensation range may vary based on various factors including but not limited to location and experience.
