Summery
The MEP Manager will be responsible for overseeing all Mechanical Electrical ELV Plumbing Fire Protection and other related building services across multiple medium- to large-scale developments. This role ensures high standards of design quality regulatory compliance and cost efficiency while facilitating seamless coordination among consultants contractors and internal stakeholders from initial concept through to project completion and operational handover.
MEP Design Management & Technical Coordination
- Oversee the full lifecycle of MEP design from concept development through schematic design design development and tender documentation;
- Review approve and ensure timely delivery of all MEP design outputs including drawings specifications and technical documentation;
- Ensure seamless integration and coordination of MEP systems within architectural and structural frameworks to optimize design efficiency and constructability;
- Ensure MEP design aligns with the project brief comply with relevant authority codes and standards and support environmental sustainability objectives.
Execution & Construction Oversight
- Monitor flow and implementation of MEP documentation throughout the construction phase ensuring strict adherence and compliance to approved drawings specifications and regulatory standards;
- Lead the resolution of technical and on-site MEP issues coordinating with contractors consultants and project teams to maintain progress and quality;
- Proactively identify risk and delays that could impact delivery timeliness or system integration.
Cost & Value Engineering
- Collaborate with quantity surveyors and design consultants to manage MEP budgets maintain cost plans and ensure financial alignment throughout the project lifecycle;
- Assess design and systems alternatives to optimize lifecycle cost efficiency enhance energy performance and maximize long-term value;
- Review and validate MEP-related variations to ensure they are technically sound cost-effective and align with project objectives.
Consultant & Contractor Management
- Lead the selection onboarding and performance evaluation of MEP consultants and contractors ensuring alignment with project goals and technical standards;
- Define and manage scope of work deliverables and responsibilities to maintain clarity accountability and contractual compliance throughout the project lifecycle;
- Chair multidisciplinary coordination meetings driving timely resolution of technical and site-related issues across all disciplines
Risk Compliance & Authority Liaison
- Proactively identify and mitigate risk associated with MEP systems including safety hazards performance issues and statutory noncompliance;
- Ensure the preparation and submission of documentation for permits approvals inspections and ensure timely engagement of authorities;
- Ensure MEP installation and operations meet environmental standards and adhere to fire safety and regulatory compliance requirements
Quality Testing & Commissioning
- Lead quality assurance efforts for MEP installations through site inspections technical audits and compliance checks;
- Develop implement and monitor detailed testing and commissioning schedules to align with project milestones and operational readiness;
- Validate system performance against design specifications and operational benchmarks to ensure full functionality prior to handover
Handover Operations & Sustainability
- Monitor final inspections oversee the preparation of operational and maintenance manuals and coordinate training sessions for facility management teams to ensure seamless operational transition;
- Supervise Defect Liability Period (DLP) rectification for MEP systems ensuring timely resolution and documentation of outstanding issues;
- Facilitate sustainability initiatives by integrating energy-efficient technology water conservation strategies and ESG-compliant practices into MEP operations.
Education & Experience
- Bachelors Degree in Mechanical Electrical Building Services or related engineering field or other equivalents;
- Minimum 9 years of experience in real estate development or construction management projects within management capacity ;
- Proven experience in delivering high-rise or large-scale mixed-use development;
- Strong knowledge of local construction practices international building codes authority processes and sustainable building standards.
