Job Description

Summary of Responsibility:
Effectively manage all maintenance functions within budget to assure a safe and pleasant environment for all
residents employees and visitors. Perform and/or ensure that all preventive and corrective maintenance is
completed and understand and comply with all policies and procedures.

Duties:

  1. Performs general maintenance work on a daily basis including replacing light bulbs repairing electrical plumbing HVAC and appliances.
  2. Prepares resident apartments for new occupants by painting cleaning carpets and general maintenance.
  3. Maintains the grounds by mowing sweeping trimming trees and shrubs or securing/managing contractor for those duties.
  4. Takes out trash and conducts daily inspections of the building exterior and ground equipment.
  5. Keeps accurate maintenance records of work done inventory and purchasing.
  6. Manages expenses through knowledge of budget.
  7. Maintains budgetary guidelines with purchases of maintenance supplies tools and appliances.
  8. Recommends replacement of major items (such as carpet appliances etc.) as well as long and short term maintenance needs.
  9. Maintains plans and implements preventative maintenance program.
  10. Maintains life safety guidelines including being responsible for routine fire drills to ensure preparedness of community.
  11. Maintains knowledge of State guidelines and ensures State Compliance on a daily basis.
  12. If a resident falls or you find someone that has fallen DO NOT MOVE RESIDENT. Immediately notify nurse or administrative staff


Education and Experience:

  • Candidate must possess a High School Diploma or General Education Degree (GED).
  • Candidate must be able to read write and speak the English language.
  • General knowledge of building codes safety regulations HVAC mechanical electrical and plumbing systems recommended.
  • Additional certification/education regarding building codes safety regulations HVAC mechanical electrical refrigeration and plumbing systems strongly recommended.
  • Candidate should be in fair physical condition to accommodate the completion of various tasks which may include bending lifting hearing climbing ladders crawling in confined spaces and vision abilities.
  • Candidate should be able to lift 45 pounds.
