Job Description
Essentials: 4 years experience in commercial property management Asset management background desirable Full drivers licence required
Location: South Dublin
Salary: 6000 - 70000
Package: Pension Bonus Mileage
- Property & Facilities Oversight:Manage the day-to-day operations of a national commercial portfolio including regular site inspections contractor coordination and on-site staff support.
- Tenant & Lease Management: Handle tenant relationships across multiple asset classes. Address tenant queries ensure lease obligations are met and manage smooth property handovers lease renewals rent reviews and critical date tracking.
- Service Charge & Budget Control: Prepare and manage annual service charge budgets and reconciliations. Monitor arrears and ensure effective financial oversight across the portfolio.
- Maintenance & Capex Works:Coordinate property repairs and refurbishments implement planned preventative maintenance (PPM) and oversee property upgrade projects to meet quality and budget targets.
- Compliance & Health & Safety: Ensure all assets comply with statutory obligations health and safety requirements and risk mitigation measures. Manage contractor performance and procurement processes to align with company standards.
- Asset & Investment Strategy Support: Contribute to asset-level strategy including tenant mix leasing plans and repositioning opportunities. Liaise with estate agents on lettings re-gears and rent reviews to maximise value.
- Reporting & Data Management: Provide regular reports on asset performance site activity capex and tenant issues. Support the asset management function with up-to-date and actionable insights.
