Te Whiwhinga mahi The opportunity
Our Property Management Team has a fantastic opportunity for a Senior Property Manager to come on board. This newly created position is a senior portfolio role that sits within the Property Services team and one that will oversee the day-to-day leadership across all matters pertaining to NZTAs regional property portfolio including both the acquisition and disposal of property and overseeing & managing the property held for Transport Projects and the management of our Service Provider contracts in response to a significant increase and ongoing growth of a larger and more complex number of property programmes in the region.
The role covers the Central North Island including Gisborne Hawkes Bay Taranaki and Manawatu-Whanganui regions. The portfolio is a diverse mix of residential commercial rural and infrastructure and contains both leasable and unleasable property. The portfolio contains circa 220 properties of which 120 are leasable 100 are unleasable. The portfolio generates circa $3m of revenue per annum. The acquisition and disposal programmes fluctuate each year and budgets will range from $5m to $30m per annum.

We are seeking to appoint at a salary between $109408 - $139798 commensurate to skills and experience.

We are looking for a confident self-starter who thrives working collaboratively with diverse and varied stakeholders to achieve positive transport outcomes.
As well as your leadership attributes you will also bring to the role:
- A strong track record of experience in commercial property management (minimum 7 years) including building tenancy and asset management and/or experience in acquisition and disposal of land pursuant to the Public Works Act 1981 (PWA).
- Strong negotiation skills for leases licenses rent reviews and renewals.
- Project management and contract management skills
- A sound knowledge of PWA commercial and property law and health and safety legislation; and their application in procurement practices and the management of property
- Facilitation skills and experience
- Financial analysis proficiency with sound financial management skills; including CAPEX and OPEX Management background
- Strong Communication and Stakeholder Management skills
- Excellent Microsoft Office skills
Qualifications:
- A relevant tertiary qualification (e.g. Bachelor or Business Studies (VPM) Bachelor of Property).
- Ideally Professional Membership of PINZ/NZIV RICS Property Council or CoreNet.
- Current and valid New Zealand drivers licence.
You will demonstrate knowledge of or a willingness to gain an understanding of Te Ao Mori and promote tikanga and Te Reo Mori. You will also have knowledge of or a willingness to gain an appreciation of Te Tiriti o Waitangi (the Treaty of Waitangi) as it applies in the public service.
