ANNOUNCEMENT OF EMPLOYMENT OPPORTUNITY

FACILITIES MAINTENANCE COORDINATOR

Recreation Services Department

Hiring Range: $25.56 to $31.95 per hour

FLSA Status: Non-Exempt

Pay Grade: 109

Full Pay Range: $25.56 to $38.33

Position Summary:

Under general direction of the Facilities Superintendent this position helps lead a crew of maintenance specialists and performs installation maintenance and repairs relating to all systems such as electric plumbing and HVAC within City buildings and facilities walk areas and parking lots. Plans directs and evaluates the administrative and operational aspects of the Facilities Division.

Essential Duties:

Determines crew assignments; trains staff on duties safe handling and use of cleaning chemicals safety practices and custodial methods. Drive City vehicles and operate other motorized equipment including lifts of many kinds; check various equipment gauges and instruments and maintain proper levels of water oil fluids and air pressure; perform minor electrical work using test devices to determine circuitry problems and make minor wiring repairs and replacement; perform plumbing maintenance including but not limited to unclogging drains and repairing or replacing pipes to stop leaks; repair roofs using hand tools and hot or cold adhesive mixtures; perform drywall installation and patching painting carpentry carpet tile and other floor installations as needed; check HVAC units and thermostats for operation clean or replace HVAC filters belts motors etc.; assist management in preparing cost estimates for repairs and maintenance jobs; maintain records of time and materials used; confer with supervisor regarding problems and questions; perform other duties as assigned. This position may require night and weekend work when needed. This position may also require being on-call for periods of time.


Qualifications:

High school diploma or equivalent plus three years of building maintenance and custodial experience. Candidate of choice must pass pre-employment drug fingerprint and polygraph tests through the Police Department prior to being placed in the position. Any equivalent combination of education experience and training which provides the knowledge and abilities necessary to perform the essential functions of the position will be considered. Supervisory experience preferred.

Knowledge Skill and Abilities:

  • Use of all tools equipment and materials used in the performance of required duties to include National and local building codes
  • Methods and techniques used in lifting moving stacking storing and protecting tools equipment and storing and using hazardous materials.
  • Maintenance and repair work painting electrical plumbing HVAC carpentry roofing drywall and cement work floor maintenance including carpet and hard floor cleaning; construction techniques; preventative maintenance programs.
  • Reading both electrical and mechanical blueprints and schematics; performing maintenance projects in a timely manner and on schedule.
  • Adhere strictly to all Federal and local safety laws rules and policies governing work activities and safety equipment and standards
  • Achieve all necessary driving lift and equipment operation and OSHA certifications as outlined in the Citys Written Safety Plan Job Hazard Analysis plan (JHA) and become familiar with all Risk/Safety information.
  • Communicate effectively both verbally and by telephone with the general public and employees and in writing; establish and maintain effective working relationships with employees other agencies and the general public; provide excellent customer service; comprehend and draw conclusions from written material and proceed accordingly.
  • See projects through to completion.
  • Measure distances by using a tape measure and/or calibrated instruments; use graphic visual aids blueprints schematics or layouts.
  • Install replace or adjust filters light bulbs belts or similar objects; operate small and/or large power-driven machines; move lift push and pull a variety of heavy objects; use common hand tools.
  • Comply with job related OSHA standards.


Physical Demands And Working Conditions:

  • Sufficient to effectively and safely perform required duties; may require work in small cramped areas.
  • Must have the ability to lift between 50 and 75 pounds.
  • Sufficient to effectively and safely perform required duties.
  • Ability to speak read and write English.
