Were looking for a skilled and highly motivated Maintenance Supervisor to help us maintain our stunning community and deliver an exceptional living experience for our residents.


Job Type: Full-Time

Job Description Summary:

The Maintenance Supervisor leads and coordinates activities of workers engaged in cleaning maintaining and repairing physical structures of buildings and grounds. Primary responsibilities include hands-on community maintenance including overall inspection repair and general maintenance of common areas and other interior/exterior areas.

Responsibilities:

  • Lead the maintenance team to complete work orders perform preventive maintenance property upkeep and repairs.
  • Coordinate and complete resident work orders within 24 hours.
  • Complete regular community inspections.
  • Ensure that all market-ready apartments are prepared for move-in.
  • Perform on-call emergency service as required.
  • Monitor the maintenance and upkeep of all mechanical equipment in the community including water heaters HVAC units
  • Performs various preventative maintenance functions and records findings in maintenance logs and/or property management software system.
  • Works with Property Manager maintaining and monitoring Budget Control Log.
  • Confirms with Property Manager that contractors have completed insurance requirements before performing work.
  • Understands and complies with Fair Housing Laws and Standards.
  • Responsible for monitoring shop inventory to ensure productivity.
  • Complete supply orders in accordance with the annual operating budget.

Requirements:

  • 2-4 years experience as a Maintenance Supervisor or Lead Technician in multifamily housing.
  • High-rise and lease-up experience preferred.
  • EPA I or II Universal or HVAC certified is required.
  • CPO Certification is a plus and experience maintaining pools is required.
  • Thorough understanding of electrical plumbing and HVAC systems.
  • Previous experience with preventative maintenance vendor relations and organizing work orders
  • Bilingual (English/Spanish) highly preferred
  • Experience with Onesite Yardi or other property management software is a plus.
