Job Description
The Maintenance Supervisor maintains department operations by supervising staff involved in maintenance of buildings and grounds mechanical systems and installed equipment of the Lathrop Communities community. Included are but not limited to fire alarm system energy management system boilers air handling units air conditioning equipment utilities and electrical distribution food service equipment laundry processing equipment buildings and vehicles. Hire train and supervise staff; establish and supervise daily work schedules; manage work order system; monitor parts and supplies inventory; purchase materials as needed. Ensure a well-maintained and attractive facility which complies with mandated regulations and Kendal standards.
Qualifications and Experience
Valid MA drivers license. Minimum 3 years supervisory experience. Capable of instructing staff in safe methods of performing preventive and corrective maintenance routines and monitoring completion of the same. Specific training experience or knowledge of the following: carpentry HVAC systems electrical systems plumbing systems masonry landscaping building construction and maintenance procedures. Proficient in reading and understanding blueprints technical manuals and specifications and maintaining these items in a project record file updating as appropriate. Ability to draw on technical resources available from manufacturers and service contractors for troubleshooting building systems. Must be computer literate and able to use computer system for work order record keeping. Ability to organize monitor and maintain inventory of parts and supplies. Understanding of the application of state building and health codes to day-to-day operations of department. Ability to work well with residents staff and others.
