What this opportunity involves.

As our Senior Property Manager you will achieve high levels of ongoing client satisfaction and effectively manage a portfolio of high quality commercial and industrial assets.

The role will optimise the performance of the properties under management including maximising rental income controlling expenditure and completing negotiations as well as timely reporting to clients.

Well expect you to actively manage the sites support the wider team and trouble shoot when required offering proactive and innovative solutions.

A snapshot of the day-to-day responsibilities.

  • Obtaining thorough knowledge of the Property Management Agency Agreement and ensure requirements within the MAA are carried out

  • Preparing income and expenditure budgets and outgoings reconciliations

  • Negotiation of leases lease renewals and rent reviews including co-ordination and reporting of external leasing agents

  • Compiling regular reports pertaining to the property providing information to clients as required including a monthly report to the client covering financial building and lease management issues

  • Applying your experience in Commercial and Retail Lease requirements and fundamental Lease principals together with the legislation that governs these sectors

  • Maintaining the legal and financial aspects of the portfolio on our property management system including production of arrears reports and tenancy schedules

  • Management of accrual book-keeping and processing of expenditure in accordance with budgets and Owners instruction

  • Inspecting and reporting on the condition of the property and arranging any necessary related works

  • Tenant liaison handling queries complaints and needs of tenants. Compilation of tenant information and retention plans

  • Authorising accounts and invoices online for payment

Before you apply its also worth knowing what we are looking for.

You will have proven experience in commercial or industrial property management with good financial acumen and a reputation for providing friendly timely and effective service towards clients tenants and contractors.

Current Real Estate Licence or Certificate of Registration will be expected.
