Job Description

Job Title: Building Maintenance Technician II

Reports to: Building Maintenance Supervisor/Director of Maintenance

Dept./School: Maintenance

Wage/Hour Status: Nonexempt

Pay Grade: AUX5/260 days

Date Revised: February 13 2015

Primary Purpose:

Perform a variety of general maintenance repair renovation and construction duties to structures and equipment with little or no assistance from a supervisor. Assist a skilled craftsman on major maintenance or construction projects such as tile setting air conditioning and heating equipment painting plumbing and electrical repairs.

Qualifications:

  • Education/Certification: High school diploma or equivalent is preferred. Seven years of experience in general building maintenance or carpentry electrical plumbing or air conditioning and heating.

  • Special knowledge/Skills: Through knowledge of practices and procedures and work methods associated with building maintenance and repair. Ability to operate hand tools and equipment is required.

  • Other Requirements: Hold a valid Texas drivers license and must have an outstanding attendance record.

  • Act as a lead worker at assigned school: Quickly evaluating issues and independently assessing work needed appropriate parts determined and quick resolutions.

Major Responsibilities:

  • Performs a variety of general maintenance repair and/or construction duties to structures and equipment

  • Assist a skilled craftsman on major maintenance or construction projects such as tile setting air conditioning and heating equipment painting plumbing electrical repairs

  • Repair light fixtures (to include bulb and ballast replacement

  • Repair and maintain machines and mechanical equipment

  • Perform minor carpentry and make plaster or drywall repairs

  • Repair windows doors floors woodwork and other parts of building structure

  • Perform preventative maintenance by following a checklist to inspect belts check fluid levels and replace filters. Keep records of maintenance and repair work

  • Follow all safety practices and procedures

  • Carry materials and equipment

  • Clean work site and other assigned areas

  • Able to climb ladders work on lifts and scaffolding

  • Work some weekends as directed. Be able to be called-out for emergencies

  • Control/inventory/clean/maintain all equipment and or tools assigned

  • Other duties as assigned by Building Maintenance Supervisor Assistant Facility Director or Facility Director

Equipment Used:

Use common hand and power tools such as screwdrivers saws drills wrenches and hammers.

Working Conditions:

  • Mental Demands: Reading maintain emotional control under stress and demanding situations.

  • Physical Demands/Environmental Factors: Strenuous walking standing bending and/or climbing stairs or ladders; frequent lifting and carrying of up to 50 pounds; work outside and inside; exposure to hot and cold temperatures; exposed to dust dirt and paint fumes; work under buildings and or work on top of roofs work on elevated platforms such as scaffolding and or bucket trucks; must be able to work as a team member and at times work alone.
