Nido Living are seeking an experienced and strategic Investment Director to lead our acquisition efforts in the living sector with a particular focus on student housing. The successful candidate will be based in Madrid and will report directly to the Chief Development and Investment Officer. This role requires a strong background in real estate acquisitions financial analysis and deal execution. The Acquisitions Director will oversee a team of professionals including Transaction Analysts and Associates to source underwrite and execute high-quality investment opportunities.
KEY TASKS & RESPONSIBILITIES (include but are not limited to)
- Leadership and Management: Lead and mentor a team of Transaction Analysts and Associates. Foster a collaborative and high-performance culture within the team.
- Strategic Planning: Develop and implement acquisition strategies to identify and evaluate potential investment opportunities in the student housing market and other real estate sectors. Align strategies with the companys overall investment goals and objectives.
- Deal Underwriting: Oversee underwriting of investment and development opportunities. Conduct comprehensive market research feasibility studies and financial analyses to support investment decisions. Ensure thorough due diligence is performed on all potential acquisitions. Work hand-in-glove with the development team to ensure accurate underwriting of the development phase of each project.
- Financial Modelling and Analysis: Guide the team in developing and maintaining detailed Excel cashflow models to assess the financial viability of potential investments and developments. Review and approve sensitivity analyses scenario planning and risk assessments.
- Transaction Execution: Lead the execution of investment transactions including negotiation due diligence and coordination with legal financial and operational teams. Ensure all transactions comply with regulatory requirements and company policies.
- Market Analysis: Stay informed about market trends demographic data and competitive landscape in the student housing and broader real estate sectors. Provide strategic insights and recommendations to senior management.
- Collaboration and Communication: Work closely with the Chief Development and Investment Officer and other senior leaders to ensure alignment on investment strategies and objectives. Prepare and present reports financial models and investment proposals to the executive team and board of directors.
- Relationship Management: Develop and maintain strong relationships with key stakeholders including real estate brokers developers investors and local authorities. Represent the company in high-level meetings negotiations and industry events.
Requirements
Education: Masters degree in Real Estate Finance Business or a related field is preferred. Bachelors degree with relevant experience will also be considered.
Experience: Minimum of 8-10 years of experience in real estate acquisitions investment or a related field with a focus on student housing or similar asset classes.
