Job Description

The Department of Facilities Management supports the mission of the University of Denvers physical resources in order to provide a healthy and safe educational environment for campus community through services of the departments of Capital Projects and Planning Facilities Management Parking & Mobility Services Auxiliaries & Real Estate and Business & Operations.

Position Summary

Under the general supervision of the Assistant Director of Facilities Management & Campus Operations the incumbent manages and monitors the day-to-day operations including routine and predictable maintenance preventative maintenance and minor renovations as assigned of the General Maintenance Swing Shift Maintenance Lock & Key Sign Shops to assure the proper safe and reliable operation of the work within established budgetary resources and appropriate time schedules. Typical responsibilities include ensuring resources are deployed efficiently to support the ongoing maintenance staff and coordinating lifecycle modernization and renovation projects. Soliciting bids and managing the Departments procurement; monthly budget monitoring; coordinating multiple service requests.

Essential Functions

In addition to following the University of Denvers policies and procedures principal responsibilities include but are not limited to:

  • Plans organizes and supervises the work of the shops through the development of schedules assignment of work inspections ordering of equipment and supplies and providing for emergency response. Supervises a staff of workers including evaluating counseling taking disciplinary actions and making recommendations on hiring and firing. The work includes HVAC electrical plumbing painting carpentry lock & key sign and other trades to the extent that a license is not required.
  • Maintains records as required to provide adequate information on systems purchase orders and bids; oversees the timely completion of work order reports and maintains the daily and ongoing dispatch implementation and completion of the work orders; and provides other reports and analyses as requested.
  • Develops implements and ensures employee compliance with operating and safety procedures and trains employees in proper work and safety techniques.
  • Exercises fiscal responsibility by ensuring that equipment and supplies are inventoried and safeguarded that materials and labor for the work performed are used effectively and efficiently and that shop expenses do not exceed budgetary resources.
  • Implements preventive maintenance programs that achieve the objective of decreasing reactive maintenance and costs.

  • Performs work at the highest level in his or her area of expertise.

Knowledge Skills and Abilities

  • Ability to read and interpret documents such as safety rules operating and maintenance instructions and procedures manuals.
  • Ability to write routine reports and correspondence.
    Ability to speak effectively before groups of employees or customers for the organization
  • Ability to calculate figures and amounts such as weights measures discounts interest proportions and percentages. Ability to apply concepts of basic and intermediate algebra.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished in written oral diagram or schedule form.
  • Ability to assess quickly a variety of data in emergency situations in order to develop effective solutions.
  • Ability to plan assign and effectively supervise the work of others.
  • Knowledge of methods materials tools equipment codes (e.g. OSHA EPA building) and regulations in assigned areas.
  • Knowledge of occupational hazards safety regulations and safety precautions of the trade(s).
  • Knowledge of the construction and operational principles of assigned area systems.
  • Ability to operate a variety of equipment required for the performance of duties.
  • Ability to maintain a variety of records prepare reports and order supplies using computerized and manual systems.
  • Ability to prepare estimates of time and materials required for projects.
  • Ability to establish and maintain effective working relationships with a variety of professional non-professional and skilled trades personnel.
  • Ability to respond to emergencies and work a flexible schedule when workload is required.
  • Knowledge of construction and operational principles of assigned area systems some knowledge of engineering concepts principles and practices of supervision.
  • Ability to understand and apply University and Department policies and procedures consistently and fairly.

Required Qualifications

  • Five years experience in the trade and five years experience in a supervisory capacity. (Will consider three years experience in a supervisory capacity if the experience in the trade equals seven years.)
  • Valid Colorado drivers license and insurable by the University of Denvers insurance carrier

Preferred Qualifications

  • Five years experience in at least three of the following trades: Electrical HVAC carpentry plumbing lock & key painting and kitchen equipment repair.
  • Familiarity with specific software packages such as Johnson Controls (Metasys) Trane (Tracer Summit) Long (Niagara) Kronos Timekeeping ArcGIS Explorer Mapping for campus utilities EnergyCAP -energy management software and Performance management system.

Working Environment

  • While performing the duties of this job the employee regularly works near moving mechanical parts occasionally in high precarious places and in outside weather conditions and is regularly exposed to wet and/or humid conditions extreme heat risk of electrical shock chemical exposure confined spaces and vibration.
  • The noise level in the work environment is usually moderate.

Physical Activities

  • While performing the duties of this job the employee is regularly required to stand walk sit use hand to finger handle or feel objects tools or controls reach with hands and arms climb and balance stoop kneel crouch or crawl.
  • The employee is required to lift up to 100 pounds.
  • The employee is regularly required to talk and hear.
  • Specific vision abilities required by the job include close vision distance vision depth perception and the ability to adjust focus.

Work Schedule

Monday - Friday 8:00 a.m. - 4:30 p.m.

Salary Grade Number

The salary grade for the position is 12.

Hourly Range

The hourly range for the position is $37.00-$47.00.

The University of Denver has provided a compensation range that represents its good faith estimate of what the University may pay for the position at the time of posting. The University may ultimately pay more or less than the posted compensation range. The salary offered to the selected candidate will be determined based on factors such as the qualifications of the selected candidate departmental budget availability internal salary equity considerations and available market information but not based on a candidates sex or any other protected status.
