Job Description

Are you an experienced Residential Property Director ready to join our fantastic team of professionals MMS Group is on the hunt for someone like YOU!

We are currently seeking an experienced Residential Property Director for our 260-unitresidential property located in Huntington Station NY. The Residential Property Director will be responsible for overseeing maintenance operations.

Duties and Responsibilities:

  • ConductroutineinspectionsandmaintenanceofHVACplumbingheatingboilerswatertowerand other building systems to ensure functionality and efficiency.
  • MonitortheBMStoensureroutingfunctionalityandenergyefficiency.
  • Superviseanddirectateamofmaintenancestaffprovidingguidancetrainingandsupportasneeded.
  • Manageandprioritizeservicerequestsandpreventivemaintenancetasksthroughproperty maintenance software.
  • Respondpromptlytoemergencymaintenancerequestsandissues.
  • Coordinatewithexternalcontractorsandvendorsforspecializedrepairsandservices.
  • Ensurecompliancewithallsafetyprotocolsbuildingcodesroutinecityinspections (suchas elevator and sprinkler) and regulations.
  • Maintainaccuraterecordsofmaintenanceandrepairactivities.
  • Maintain a list of seasonal maintenance requirements for various equipment such as heating boilers hot water boilers and PTAC.
  • MaintainaccuraterecordsofAs-Builtdrawingsandlocationsofshutoffandvalvescleanoutspower down switches and disconnect.
  • Maintainandcontrolallkeysandfobsrelatedtooperationofthebuilding.
  • Maintain accurate records (hardcopy and electronic copy) of the Operation Manual warranty book installed finished products and equipment.
  • Ensure a smooth transition from the current construction to operations and participate in all training to be provided by the General Contractors and their subcontractors.

Education and Experience:

  • Minimum high school education or equivalent
  • Relevant certifications in HVAC plumbing or other related fields or ability to acquire them.
  • Proven experience (7-10 years) in a supervisory role within property management with a focus on residential properties.
  • Strong technical skills in HVAC systems plumbing heating boilers BMS water tower electrical switch gear elevator fire protection security system and general maintenance.
  • Ability to effectively supervise and lead a team fostering a positive work environment
  • Proficiency in using property management software for service requests and maintenance tracking.
  • Excellent communication and interpersonal skills.
  • Ability to work independently and make sound decisions under pressure.
  • Availability for on-call and emergency situations as required.
