Job Description

POSITION TITLE: Preventative Maintenance Foreman

EXEMPTION STATUS:Non-Exempt

REPORTS TO: Director of Facilities & Maintenance

TERMS OF EMPLOYMENT:12 months

Primary Purpose:

Supervise and direct the daily activities of the Preventative Maintenance Crew. Maintain repair and install electrical systems services and equipment. Maintain and provide for the safe condition and operation of all electrical fixtures and systems in district facilities.

Qualifications:

Education/Certification

High school diploma or GED

Valid Texas drivers license

Special Knowledge/Skills:

Knowledge of electrical circuits and wiring and operating principles of motors

Knowledge of local electrical codes

Ability to follow written and verbal instructions

Ability to perform mathematical calculations

Ability to use hand and power tools

Experience:

Three years experience and/or training or equivalent combination of education and experience; clear driving record

Major Responsibilities and Duties:

Maintenance and Repair

  • Supervise projects and maintain materials for the Preventative Maintenance Crew.
  • Supervise all scheduled repairs and maintenance to ensure completion of campus work orders.
  • Inspect and make minor repairs to roofs.
  • Supervise repairs of roofs that are contracted to outside companies.
  • Install and repair wiring electrical fixtures power equipment and components of machinery and equipment following electrical code manuals specifications schematics and blueprints.
  • Install and repair control and distribution apparatus including motors relays switches thermostats circuit-breaker panels and other devices.
  • Install and connect power supply wiring cables conduit and electrical apparatus for machines and equipment in new and existing facilities following diagrams schematics or blueprints.
  • Diagnose and resolve problems in electrical circuits systems and equipment using testing instruments and equipment.
  • Test continuity of circuits to ensure compatibility and safety of components using testing instruments.
  • Measure cut bend thread assemble and install electrical conduit using rulers measuring devices hand tools pipe threader and conduit bender.
  • Repair or recommend replacement of electrical appliances including commercial ovens ranges steam tables washers dryers and other equipment.
  • Detect needed repairs on building grounds and equipment following established inspection procedures.
  • Work irregular hours and respond to emergency calls as needed.

Personnel Management

  • Analyze and resolve work issues and assist workers in solving work problems.
  • Initiate or suggest plans to motivate workers to achieve work goals.
  • Interpret district policies to workers and enforce safety regulations.

Records and Inventory

  • Maintain accurate records on materials used labor and production.
  • Maintain inventory of district-owned tools equipment and materials.
  • Maintain accurate records on employees for payroll reporting.

Safety

  • Perform preventive maintenance on tools and equipment to ensure that equipment is in safe operating condition.
  • Operate tools and equipment according to established safety procedures.
  • Follow established safety procedures and techniques to perform job duties.
  • Correct unsafe conditions in work area and immediately report any conditions that are not correctable to supervisor.
  • Interpret district policies to workers and enforce safety regulations.

Professional Growth and Development

  • Participate in professional learning training programs staff meetings and special events as assigned.

Communication

  • Work with building principals and supervisors to complete projects.
  • Articulate the districts mission and goals to the community and solicit community support.

Supervisory Responsibilities

  • Supervise and evaluate the performance of the preventative maintenance crew including carpenters plumbers and painters.

Mental Demands/Physical Demands/Environmental Factors

  • Tools/Equipment Used: Power equipment and tools paint equipment and tools welding equipment and tools trencher air compressor hand tools ladder scaffolding district vehicle
  • Posture: Frequent standing kneeling/squatting bending/stooping pushing/pulling twisting; work in tiring and uncomfortable positions and tight and enclosed spaces
  • Motion: Frequent walking; repetitive hand motions wrist flexion/extension grasping/squeezing overhead reaching
  • Lifting: Lifting and carrying up to 30 pounds without assistance 30-55 pounds with assistance and more than 55 pounds with appropriate assistance
  • Environment: Work outside and inside; on slippery or uneven surfaces; on ladders and scaffolding; around machinery and moving parts; exposure to extreme hot and cold temperatures fumes toxic chemicals and materials noise vibration; frequent districtwide travel; occasional irregular and/or prolonged hours
  • Mental Demands: Maintain emotional control under stress work with frequent interruptions
