Job Summary:
Increase sales at each community assignment. Increase sales through the sales process of calls tours outreach and closing the sales process to move in immediately to increase occupancy and revenue of the community and organization. Partner with the Executive Director and Sales Teams at communities.
Essential Functions:
- When there are other sales staff members provide outstanding sales leadership and management skills to ensure top performance by all members of the department.
- Leads by example. Coaches and mentors all staff within the department to ensure consistent top performance foster cooperative sales behavior and ensure success in achieving sales and occupancy goals.
- Demonstrates excellent sales skills through establishing and maintaining client relationships the discovery of clients needs and desires identifying and communicating effective solutions to these needs and desires with the communitys products and services closing and post-sales activities. Uses good listening techniques and demonstrates exceptional customer service.
- Develops and implements the communitys marketing plan.
- Demonstrates work habits that support the organizations mission to create and maintain distinctive service-enriched housing environments for Americas senior population.
- Meets or exceeds sales and/or occupancy goals as defined for the community and for the individual sales performance of all members within the department.
- Meets or exceeds expectations for daily telephone call quotas appointments on-site and off-site sales activities and other sales-related performance metrics. Ensures that all sales staff are meeting company standards of sales performance.
- Practices effective lead generation follow-up and closing activities and ensures that all sales staff perform at these levels as well.
- Implements established policies and procedures and standards of performance.
- Completes and maintains YARDI contact management information for all potential residents and referral contacts within 24 hours of the time of activity.
- Compiles and submits reports as required.
- Closes sales as demonstrated through the collection of a completed
- Deposit/Residency Application and associated payments due.
- When wait list deposits are collected continue the sales process with the client to secure a commitment to accept an available unit when one becomes available.
- Should the client cancel a deposit or application continue the sales process with the client to reestablish commitment to move to the community if possible. If unachievable maintains excellent relations with the client or their representative to encourage referrals and maintain goodwill.
- Coordinates the timely completion and receipt of all required residency forms and documentation for processing and approval as appropriate during the sales cycle.
- Assists in assuring resident integration by facilitating the move-in process with residents and key community staff. Requests to reprint/refurbish stock as needed.
- Participates in community outreach programs and special events planned for the purpose of generating leads and community awareness.
- Maintains a professional appearance manner and approach while on duty.
- Monitors on a routine and ongoing basis key measurable indicators of sales-related activities.
- Assists in performing any special projects or functions as needed.
Qualifications :
- Minimum of two (2) years of college plus previous sales/leasing and community
- relations experience required.
- Experience working with seniors preferably within the senior housing industry.
- Proven success working with computers including Microsoft Office Suite and contact management software applications.
- Ability to speak and write effectively to present information and benefits.
- Ability to sell effectively and close transactions.
- Ability to effectively present information to prospects public groups and/or organizations management.
- Ability to effectively manage staff to ensure performance at their highest levels.
