Job Summary:

The Director Building Services performs a wide variety of supervisory managerial and leadership functions in support of departments throughout the Museum and ensure smooth operation of Facilities Maintenance staff. Responsibilities include managing facilities maintenance staff overseeing technical services and trades coordinating outside contractors and supervising activities such as cleaning moving transportation and parcel deliveries and set-up of special events. This position also performs several administrative duties including ordering materials specifying job assignments approving payroll and ensuring quality assurance.

The Director Building Services fully supports the Museums commitment to diversity equity accessibility and inclusion (DEAI) by working to eliminate physical barriers to access and ensuring that all staff are included in educational opportunities discussions and efforts related to ADA compliance DEAI social justice and equity for marginalized groups.

Work Schedule:This position is a full-time hybrid onsite/remote role required to work onsite at least 3 days per week/ may work remotely up to 2 days per week.

Essential Duties and Responsibilities:

  • Direct manages and supervises Facilities Maintenance staff.
  • Prepares work schedules and task descriptions for all departmental activities including cleaning moving transportation event setup routine maintenance and other areas of responsibility.
  • Oversee facility maintenance activities within the museum to maximize productivity while minimizing disruption to ongoing operations and programs. Provides staff training as needed.
  • Directs manages and supervises technical staff including the Lead Technician Master Carpenter Lead Engineer Engineer II Lead Painter and drivers / painters in daily operations and project-based activities such as exhibition construction.
  • Conducts performance evaluations and administers disciplinary actions as needed.
  • Collaborate with all departments on matters related to facilities maintenance including special event setups and logistical support.
  • Directs manages and coordinates all activities related to operational support of special events and other museum activities.
  • Approves all time off and overtime requests to maximize productivity. Provides administrative support for payroll reports invoices purchase orders budgeting cost proposals employee training and work orders.
  • Manages all activities and budget lines related to landscaping and irrigation tree care elevator maintenance and inspections exterior concrete paving and masonry fencing exterior kiosks window cleaning painting and exterior lighting.
  • Works with other museum departments to develop effective facility maintenance work plans and to assess institutional needs.
  • Manage contracts with vendors and contractors providing services in support of Museum operations and facilities.
  • Oversees supplies and equipment including inventory control for cleaning supplies equipment lighting and other materials. Monitors equipment condition and initiates repair and replacements as required.
  • Manages the museums preventive maintenance program.
  • Ensures the completion of service requests and any other requests for support related to building services and facilities maintenance staff.
  • Oversee the museums transportation program including vehicle maintenance document management and transportation schedule.
  • Directs manages and supervises all exterior snow removal activities including the coordination of facilities maintenance staff and contractors.
  • Assumes the role of Senior Manager-in-Charge during off-hour special functions and acts as the Senior Director Facilities Operations and Director Security in their absence.
  • Leads emergency response efforts for all building-related incidents requiring maintenance intervention especially water incursion events.
  • Assumes other special activities and responsibilities as required to support the Museums mission.

Qualifications (Knowledge Skills and Abilities):

  • Minimum of five (5) years supervisory experience in an institutional setting.
  • Bachelors Degree required.
  • Excellent staff relations skills.
  • Ability to think proactively and work in a highly collaborative environment.
  • Strong interpersonal skills with the ability to engage with individuals from diverse backgrounds.
  • Good presentation facilitation and written communication skills.
  • Technical knowledge of cleaning methods and materials.
  • Strong project management skills.
  • Must be proficient in computers and familiar with Microsoft Windows Excel MS Word and other applications.

Physical Demands/Work Environment:

  • Must be able to remain in a stationary position for extended periods of time move about and access and operate equipment.
  • Must be able to ascend and descend from a Genie lift including ascending and descending from ladders and working at heights.
  • Occasional exposure to outdoor environments including walkways and exterior building areas which may include snow removal landscaping and general upkeep.
  • Ability to move and transport up to fifty (50) pounds.
