MMS Group is seeking an experienced Portfolio Maintenance Director for a portfolio in Brooklyn NY.
PAY RATE: $75000-$80000
Duties and Responsibilities:
- Supervisor onsite Maintenance staff
- Manage a bi-monthly schedule for property inspections; the interior and exterior physical condition of the property apartment homes grounds and all mechanical equipment and or systems to ensure all are neat clean and working
- Manage a weekly meeting schedule with the Property Manager to include a written agenda and minutes to ensure there is open communication all are on the same page and that the business is covered regarding all open items issues concerns etc. and are discussed followed up and resolved in a timely manner
- Partner with Regional Property Managers Property Managers and counterparts to ensure the effective operation of properties to implement and manage programs to maximize revenue control expenses improve resident satisfaction and ensure that the properties are neat clean and working at all times.
- Participate in a scheduled weekly meeting with your supervisor to include a written agenda and minutes to ensure the business is covered standards are being consistently met and that all open items issues and concerns are discussed followed up on and resolved in a timely manner. Secondary to these meetings you will direct a scheduled weekly meeting with your team to report the ongoing issues identified through these Property Manager meetings.
- At a high proficiency level diagnose and repair problems for HVAC boilers electrical plumbing appliances carpentry emergency systems flooring building systems masonry sheetrock painting tile waste management systems etc.
- Act as a trainer mentor and coach for associates in need of technical policy procedure and or related general training so that they are fully capable and have the skill set needed to perform their role based on the needs of the business
- Work closely with the Property Manager and Portfolio Manager to manage purchase activities
- Evaluate and analyze service request trends
- Manage the preventive maintenance programs schedules to maximize the value to the community and ensure the quality of work
- Ensure appropriate risk mitigation procedures are implemented including disaster response and safety training and required documentation is maintained
- Assist in the development of the annual maintenance operating budgets in accordance with established timeframes and based on the needs of the community. Analyze budget variances and trends
- Assist in the development of an annual 5-Year Cap X Plan by identifying issues needed and or anticipated to be needed as the building age for all projects planned upgrades renovations etc. This will include the scope of work budgets timelines justifications etc. in accordance with established timeframes and based on the needs of the community
- Oversee execution of work of external maintenance vendors and internal maintenance service suppliers. Develop contract scopes of work qualify vendors and review bids as needed
- Work with the Regional Property Manager or Portfolio Manager and the Property Manager on performance evaluations associate training and development and disciplinary actions; make decisions or recommendations regarding hiring and termination. Ensure associate engagement and that clear expectations are set and communicated for all maintenance-related job functions
- Implement and or direct the implementation of all applicable policies and procedures
- Promote safe work practices among on-site associates vendors residents and visitors
- Oversee and manage all state and or local code compliance issues for the community including annual inspections tests certifications permits documentation violations etc. to ensure compliance
- Other duties as assigned
Requirements:
- Experience: Seven years of multifamily property management/apartment maintenance.
- Education: High School Diploma or equivalent
- Skill: experience with electrical plumbing and HVAC
- License: valid drivers license
- Certification: Fire Safety
- Tools: Possession of basic tools needed to perform routine maintenance tasks.
- Physical Requirements: Physical aspects of the job may require heavy lifting bending kneeling stooping climbing balancing and carrying
- Computer Skills: Proficient in Microsoft Office (Word Excel Outlook).
