Job Description
1. Land Sourcing & Opportunity Identification
- Proactively identify plotted development opportunities through a wide network of IPCs brokers land aggregators financial institutions and other stakeholders.
- Engage directly with landowners to evaluate potential deals and assess alignment with organizational strategy.
- Conduct detailed site visits and micromarket analyses to understand local dynamics demand drivers and project viability.
- Shortlist filter and recommend land parcels based on technical financial and legal feasibility.
2. Financial Feasibility & Modelling
- Lead preparation of detailed financial models to assess deal viability IRR NPV payback period and ROI.
- Coordinate with internal teams (Sales Design Finance) to ensure realistic assumptions on pricing sales velocity costing and phasing.
- Evaluate multiple deal structures (outright purchase JV JDA) based on financial returns and strategic fit.
3. Deal Structuring & Negotiation
- Structure and negotiate commercial terms with landowners or JV partners to maximize value for the organization.
- Draft and review term sheets NDAs MoUs and other preliminary agreements in coordination with the Legal team.
- Drive alignment with internal stakeholders and obtain necessary approvals from HO Regional Heads and Investment Committees.
4. Due Diligence & Compliance
- Oversee endtoend due diligence processes including title verification zoning and planning regulations encumbrance checks and environmental clearances.
- Liaise with legal liaison and external consultants to ensure thorough risk assessment and compliance with regulatory frameworks.
- Validate alignment of plotting layouts with regional development authority norms and DCR.
5. Relationship Management
- Build and maintain longterm relationships with JV partners landowners and key market intermediaries.
- Ensure seamless partner communication throughout the project lifecycle and resolve any issues that arise during .
- Represent the company with professionalism and integrity in all external dealings.
