Job Description
Job Title: Floor Maintenance Technician (PT)
Department: Operations Marion Barry Building (MBB)
FLSA Status: NonExempt
Spectrum Management LLC has been serving the Washington DC metropolitan area for over 24 years and provides a comprehensive array of services that include construction management facilities management and real estate development services. Spectrum is currently seeking a parttime experienced Floor Maintenance Technician who will have the primary responsibility of maintaining the condition and appearance of hightraffic floor areas in our Marion S. Barry building location.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Must be available to work standard shift: Monday Friday 5:00 pm 9:00 pm.
- Follows and completes the facilitys daily weekly and monthly cleaning schedule.
- Utilizes commercial floor maintenance equipment to perform floor care duties.
- Cleans assigned carpeted areas using appropriate techniques and equipment.
- Buff wax and polish floors as needed to maintain condition and environment.
- Wet mops washable floors in accordance with building schedule including break rooms bathrooms offices lobby and hallways.
- Sweeps and clears entrance spaces daily
- Dusts washes and sanitizes other surfaces as specified in schedule
- Performs other cleaning duties as specified in schedule
- Reports the following to the CSM:
Need for cleaning supplies or equipment repair in advance
Water leaks and other maintenance needs
All other health and safety hazards noticed
- Participates in environmental safety activities as requested
- Performs other duties as assigned
PHYSICAL DEMANDS
- The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Tasks involve some physical effort i.e. some standing and walking or frequent light lifting (up to 30 lb.); manual dexterity in the use of fingers limbs or body in the operation of cleaning equipment and efficient usage of cleaning materials. Tasks may involve extended periods of time while standing or walking.
EDUCATION and/or EXPERIENCE:
- High School Diploma or General Education Degree (GED).
- 3 years experience in the custodial field.
- Floor Maintenance experience including buffering stripping and waxing with proper equipment maintenance.
- General applicable knowledge of proper cleaning methods.
- MS Office Suite (Outlook/email) basic experience.
- Must be able to comply with all required site background checks including fingerprints.
- Successful experience working as an effective member of a team.
- Experience successfully working with a culturally diverse staff & clients.
- Effective oral and written communication skills commensurate with the responsibilities of the position.
- Ability to present a positive image of the organization to members of the community.
- Must have effective organizational problem solving and time management skills.
- Ability to learn and comprehend information from procedure manuals and other materials.
