Job Description

This is a fulltime management role accountable for directing the daytoday facilities operations of the property including the shopping center and affiliated business units. This leadership role supports the URW vision of serving our communities enabling customer connections and reshaping how people shop live work and play delivering a bestin class customer experience by elevating the shopping center environment and enabling a fulfilling customer journey.

In this role your main missions are:

  • Responsible for directing the daytoday facility operations of the property and affiliated business units including budgeting (operational and capital) expense control preventative maintenance program management managing all building components (including HVAC plumbing Fire/Life Safety and electrical systems) maintaining the aesthetic of the center and maximizing the customer experience.
  • Provides leadership supervision training coaching and performance evaluations to a team of maintenance mechanics
  • Develops implements and monitors a Preventative Maintenance Program to maximize equipment life and operational efficiency according to manufacturers specifications.
  • Utilize facilities operational platforms to efficiently manage the operations of the center (CMMS BMS/EMS/Contractor Management system etc.). Responsible for the integrity of information in these systems and databases and ensuring these tools are fully optimized.
  • Attend recurring action/asset meetings to ensure awareness of all aspects of the shopping center especially on issues that pertain to tenants design and construction.
  • Manage and oversee any onsite equipment or asset inventory.
  • Additionally you are involved in or oversee Project Management Financials Third Party Vendor Management Sustainability Safety Compliance and Central Plant management.

What we are looking for

  • BA or BS degree or equivalent experience required.
  • 35 years prior facilities management experience construction project management construction supervision preferably in a complex retail/commercial/hospitality/food and beverage setting.
  • Professional Designations from BOMAInstitute Institute for Facilities Management (IFM) Institute for Real Estate Management (IREM) preferred
  • Two years of supervisory experience is required.
  • Knowledge of OSHA EPA and other regulatory requirements.
  • Technical
  • Ability to read and interpret blueprints construction documents and lease plans. (CAD Bluebeam and other facility management platforms).
  • Technology solutions into workflow that create greater efficiency including Cloudbased software applications.
  • Mechanicalexperience where applicable for central plants chillers boilers condenser loops based on installed systems. Base understanding of Package units air handlers forced air systems water source heat pumps VAV boxes VFDs.
  • Vertical Transportation operations (elevators escalators travelators)
  • Building electrical systems (Master Meter submeter individual metering transformers low/high voltage systems)
  • Automated building systems EMS (Energy Management Systems) CMMS computerbased work order systems in addition to enterprise software systems including PlanIt.
  • Knowledge & understanding of Mechanical Electrical Plumbing HVAC Fire Protection & Fire Alarm systems/codes as well as ADA code.
  • Exceptional process management skills; can organize and prioritize an efficient workflow simplify complex processes anticipate and adjust for problems and roadblocks adapt to changing priorities and manage from start to finish.
  • Ability to manage monitor and develop team members to ensure the smooth operation of the center.
  • Experience managing union trades workers and thirdparty service providers as applicable.
  • Sustainability a background of direct responsibility for energy management on a facility level and/or regional level.
  • Exceptional customer service skills and the ability to develop and maintain effective relationships; dedicated to meeting the expectations and requirements of internal and external customers specifically through listening and responding to concerns both in the moment and via digital communication means.
  • Ability to create and manage a budget and forecast while being able to analyze budget numbers for conformance to budgetary guidelines explanation of variance.
  • Ability to understand and interpret leases and other legal agreements.
  • Demonstrated aptitude in strategic thinking and analysis as well as solution and change management.
  • Ability to maintain composure in all scenarios.
  • Ability to manage administrative responsibilities detailed and process oriented.
  • Embraces delivers and achieves Signature Style standards URWs Operational Excellence program.
  • Maintains a responsive open line of communication with tenants including handling inquiries operational considerations and liaise on fire and life safety system compliance.
  • Coordinate onsite logistics as it relates to access/deliveries and screening.
  • Coordinates requests with operational and crossfunctional departments. Specifically support Tenant Construction as it relates to center operations to assure ontime Landlord space delivery and opening of retail stores.
  • Participates in ManageronDuty rotation which includes some evenings and weekends at the direction of the General Manager.
  • Conduct periodic offhours inspections.
  • Onsite role with ability to respond to the property 7 days a week 24 hours a day to manage emergencies. Must reside locally with a reasonable commute.
  • Attends weekly staff meeting and customer service (Style program) sessions.
  • Attends required training classes and programs.
  • Other duties as assigned.
