Job Skills / Requirements

JOB PURPOSE



A Custodian is responsible for routine cleaning and supervising routine cleaning of all areas of the building and monitoring the grounds. A Lead Custodian assumes increased responsibility and typically acts as the liaison or intermediary between Managers or Supervisors and the custodial staff. This position is the prime contact at a location for staff and customers. The position supervises and instructs custodial personnel in the proper procedures and cleaning standards of the customer and company. This position may work nights early mornings weekends and holidays.



EXPECTATIONS FOR SATISFACTORY JOB PERFORMANCE



  • Helps in the selection assignment scheduling and training of members of the custodial staff
  • Provides leadership to the custodial staff on a daily basis
  • Provides store/site management with ongoing communication and acts as the primary contact for the store/site by meeting regularly with them
  • Plans and oversees all custodial work maintaining a high standard of safety cleanliness and efficiency
  • Coordinates cleaning plans and schedules of custodial personnel
  • Inspects the performance of the custodial staff on an ongoing basis as agreed to in our service agreement with the customer and according to Prestige Maintenance USAs guidelines
  • Maintains an inventory and recommends selection of suitable custodial supplies
  • Locks and unlocks doors
  • Activates and deactivates the alarm system
  • Sweeps and wet and dry mop floors
  • Waxes floors and operates buffing machines
  • Vacuums and cleans carpeting
  • Washes windows and polishes furniture
  • Cleans restrooms
  • Performs other duties as assigned


ESSENTIAL FUNCTIONS



  • Ability to understand and read English
  • Requires physical exertion to manually move lift carry pull or push heavy objects or materials up to 50 pounds
  • Repetitive motion involved on a daily basis may include but not limited to bending twisting pushing pulling reaching climbing and squatting
  • Ability to operate small power tools
  • Requires stooping kneeling crawling bending turning and reaching into areas not fully air conditioned
  • Able to stand and walk for extended periods of time to include climbing/descending stairwells and ladders
  • Can work independently and in stressful environments
  • Regular consistent and predictable attendance
  • Able to drive between customer locations. Optional local area travel using personal vehicle. Approximately 10% of the time and will vary during the month and week
  • May have responsibility to enter customer facilities that require background screening.


EDUCATION AND CERTIFICATIONS



High school diploma or equivalent. Minimum of 23 years of experience in custodial janitorial or cleaning services.

Ayuda en la seleccin asignacin de tareas programacin y capacitacin de los miembros del personal de mantenimiento Dirige al personal de mantenimiento todos los das Administra la tienda/el establecimiento por medio de una comunicacin constante y acta como el contacto principal de la tienda/el establecimiento reunindose con ellos regularmente Planifica y supervisa todo el trabajo de mantenimiento conservando un elevado nivel de seguridad limpieza y eficiencia Coordina los planes de limpieza y los horarios del personal de mantenimiento Vigila el desempeo del personal de mantenimiento en forma constante segn lo acordado en nuestro contrato de servicio con el cliente y de acuerdo con las pautas de Prestige Maintenance USA Lleva un registro del inventario y recomienda la seleccin de suministros de mantenimiento apropiados Cierra y abre las puertas con llave Activa y desactiva el sistema de alarma Barre limpia los pisos con un trapeador mojado y los seca Encera los pisos y maneja las mquinas pulidoras Pasa la aspiradora y limpia las alfombras Lava las ventanas y lustra los muebles Limpia los baos Realiza otras tareas que se le asignen
EDUCACIN Y CERTIFICACIONES
Diploma de escuela secundaria o equivalente. Mnimo de 2 o 3 aos de experiencia en servicios de conserjera mantenimiento o limpieza.
HABILIDADES ADICIONALES: OBLIGATORIAS Y PREFERIDAS
HABILIDADES OBLIGATORIAS: Conocimiento de las cualidades y los usos de diversos compuestos para limpiar desinfectar decapar y encerar Conocimiento de los procedimientos de seguridad del edificio y la propiedad Capacidad de explicar instrucciones y pautas a otras personas de manera eficaz Capacidad de entrenar y asignar tareas a los empleados Capacidad de priorizar y organizar el trabajo de otras personas y de la unidad Experiencia comprobada y conocimiento de cmo realizar las tareas de aspirar barrer trapear fregar y aplicar acabados a diferentes tipos de pisos Ser capaz de demostrar la importancia de la seguridad en el lugar de trabajo cumplir con las normas de seguridad adoptar hbitos de trabajo seguros utilizar los equipos de seguridad apropiados y denunciar condiciones poco seguras al Supervisor correspondiente. Aspecto personal e higiene satisfactorios dentro de las pautas de la compaa Experiencia en limpieza y desinfeccin de baos Capacidad para mantener los armarios de limpieza de manera limpia organizada y segura y de acuerdo con las pautas de la compaa y todas las reglamentaciones Capacidad comprobada para mantener los equipos de limpieza limpios seguros y operativos Capacidad para operar y usar herramientas equipos y suministros de mantenimiento como pulidoras de pisos y aspiradoras. Conocimiento integral sobre el reabastecimiento de suministros de baos salas de personal y reas comunes Debe saber leer y ser capaz de entender y respetar las unidades de medicin en las etiquetas de los productos.
