Job Summary:
The Operations Manager role is within the Property Management division of IRG Realty Advisors. It will assist the Property Manager in the overall operation and maintenance of the property or properties and be responsible for planning overseeing and leading projects. General responsibilities will pertain to plans organization direction and control of the operational activities of the property to meet the tenants and clients needs.
This role will oversee several properties within the portfolio located in the Canton Ohio area and must have reliable transportation throughout the workday to travel to these sites.
Key Responsibilities:
- This position requires a combination of firsthand technical knowledge and administrative people and customer service skills.
- Provides handson diagnosis of building systems and infrastructure including HVAC plumbing electrical life safety and fire protection/suppression.
- Manages several moving project parts of a project simultaneously.
- Ensures projects are on time on budget and within scope.
- Understands delivery usage and measurement of utilities and possessed skills to track and reduce consumption of utilities.
- Maintains appropriate standards of physical maintenance and operations of the facilities.
- Supervises Contractors for all maintenance contracts and custodial work on all building components as well as equipment; Negotiates maintenance contracts for all plant and equipment and manages those contracts while overseeing and reviewing their work.
- Troubleshoots complex maintenance problems develops creative solutions and performs complex maintenance duties as necessary.
- Interfaces with contractors and vendors; Creates written specifications and secures bids for services in accordance with the established bid process.
- Researches and evaluates new maintenance products and procedures.
- Solicits bids and negotiates with vendors for goods and services. Holds vendors accountable for the quality of work billing accuracy and adherence to property policies and procedures for all projects.
- Establishes schedules for repairs and preventive maintenance and ensures they are completed.
- Prepares and makes recommendations for the annual maintenance budget. Implements approved budget on a daytoday basis and is accountable for operating the property within the budget guidelines.
- Develops and enforces operational protocol to ensure energyefficient operation of the facilities.
- Assists the Property Manager with the development of fiscally responsible operational and maintenance policies procedures and plans.
- Prepares and makes recommendations for the annual maintenance budget. Implements approved the budget on a daytoday basis and is accountable for operating the property within the budget guidelines and management of annual operating and maintenance budgets.
- Follows the guidelines of the IRGRA WORKFLOW Program to include elements of Vacancy Management (Vacancy Characterization and Review) Tenant Retention (Tenant Walkthrough Tenant PM Compliance Tenant Space Compliance) Compliance (Elevator Inspection) Fire System (Fire Riser Inspection Fire Pump. Skills and Qualifications:
- High school Diploma
- Minimum 3 5 years experience in the facility or property management field
- Strong ability to multitask and work under pressure with deadlines
- Excellent communication and organizational skills
- Knowledge of Microsoft Outlook Word Excel PowerPoint and/or CAD is very beneficial
- Must have reliable transportation and a valid drivers license.
Physical Requirements:
- Physical Demands: the ability to lift 50 pounds climb ladders and stairs to assess rooftops walk the property in various weather conditions
