As a Planning Technician I youll be the goto expert for zoning and development queries from the public and other stakeholders. Youll play a pivotal role in reviewing permits for minor development permit applications such as single detached housing home improvement permits and portable signs that shape our city. Collaborate across departments tackle diverse inquiries and put your technical skills and problemsolving prowess to work all while delivering topnotch service that makes a difference every day.
What will you do
- Review and render decisions on minor development permits such as single detached and semi detached house development permit applications as well as home improvement permits and portable signs
- Review applications in consideration of the Zoning Bylaw Municipal Government Act Neighbourhood Area Structure Plans Area Structure Plans Area Redevelopment Plans and other related policies
- Render decisions regarding developments that are discretionary and may require limited variance
- Provide assistance to development planners by performing file analysis and technical reviews of complex development permit applications
- Review and research zoning issues related to business licenses
- Provide customers with knowledgeable and timely response to their inquiries involving zoning major and minor development questions and application procedures for development permits
- Deal with complaints related to development providing instructions regarding other City services and forwarding customers as required to the appropriate departments
- Examine development approvals evaluate current zoning and ensure compliance with applicable acts and regulations
- Review and issue curb crossing permits coordinating with the Transportation Department
- Review and process requests for compliance certificates in consultation with the Zoning Bylaw
- Perform other related duties as required

- 2 year diploma in Urban or Regional Planning Architecture or a related field from a recognized institute of technology
- 2 years of directly related planning experience in zoning and development including experience with applying municipal and provincial regulatory provisions land use planning development issues and permits and reading blueprints
Skills required for success:
- Working knowledge of Edmonton Zoning Bylaw statutory regulations Municipal Government Act City Plan Area Structure PlansNeighbourhood Structure Plans Area Redevelopment Plans policies and guidelines related to planning practice
- Knowledge of planning terminology practices procedures standards and work methods applied within a planning environment
- Knowledge of land use planning and development issues in a municipal context
- Demonstrated ability to read and interpret development applications and associated blueprints and plans including building elevations and floor plans site plans landscape plans survey plans and Real Property Reports
- Ability to effectively interpret and ensure compliance with the Citys policies and procedures and representing the City of Edmonton in a professional honest respectful and safe manner
- Adept in the use of software applications with emphasis on POSSE Gmail and Google Apps
- Good communication skills including the ability to communicate verbally and in writing with clarity and accuracy
- Ability to meet and deal effectively with the development industry and members of the public including the use of strong interpersonal and conflict resolution skills the ability to negotiate an alternative course of action and enforce regulations with consistency impartiality and good judgment
- Ability to organize plan and manage work and work independently
- Demonstrated ability to work under heavy workloads and tight timelines
- Good analytical and decisionmaking abilities and conflict resolution skills
- Diplomacy in dealing with all stakeholders
- Strong verbal and written communication skills

Work Environment:
- Note: This position may be eligible for a hybrid work arrangement with the flexibility to work from both home and the worksite as per the Letter of Understanding between the City of Edmonton and Civic Service Union 52
- The weekly hours of work for this position are currently under review and may change at a future time. Any changes will be made in accordance with the City of Edmonton/Civic Service Union 52 collective agreement and the incumbent will be notified in advance
