Job Description

ELKO COUNTY SCHOOL DISTRICT

HUMAN RESOURCES DEPARTMENT

Building Superintendent (IIV)

Classification: Unlicensed Staff

Terms of Employment: Full time 261 Days

FLSA STATUS: NONEXEMPT

This is an unlicensed position assigned to the classified salary schedule.

POSITION SUMMARY:

Under direction the purpose of the position is to oversee the general upkeep sanitation and maintenance of school building facilities and grounds in a school or other specialized facility.

DUTIES AND RESPONSIBILITIES:

The list of Duties and Responsibilities is not exhaustive and may be supplemented.

  1. Trains supervises and inspects work performed by custodial staff; coordinates leads assigns work assists in the development of work schedules and provides input into evaluation of assigned custodial staff.
  2. Cooperates with the principal regarding the use of school facilities for various activities.
  3. Ensures all appropriate health precautions are taken to maintain the safety of students school employees custodians and visitors; instructs custodial personnel in developing and facilitating safe work practices; ensures all gates doors rooms and buildings are secured after daily use and servicing.
  4. Ensures all cleaning agents and maintenance equipment are utilized in accordance with label instructions and prescribed safety precautions and procedures.
  5. Operates makes minor adjustments and performs assigned preventative maintenance to school heating ventilation air conditioning and lighting systems; takes appropriate measures to control energy usage.
  6. Performs minor maintenance repairs to various school facilities and equipment (i.e. plumbing electrical carpentry changing locker combinations shampooing rugs and carpets etc..
  7. Performs custodial work (i.e. cleans sanitizes maintains and provides for the general upkeep of building facilities and grounds by performing a variety of duties including but not limited to vacuuming sweeping mopping polishing scrubbing stripping sealing and waxing floors; removing spots and graffiti; cleaning dusting and polishing woodwork furniture glass and other items; washing walls fixtures windows drinking fountains drains lights light fixtures and painted surfaces; servicing soap and towel dispensers and similar containers; cleaning marker boards and trays; moving furniture and equipment; operating and maintaining gasolinepowered sweepers electric polishers and power carts).
  8. Utilizes various cleaning agents and general maintenance equipment in accordance with prescribed safety precautions and directions.
  9. Submits requisition requests within budget allocations. Receives and distributes custodial supplies chemicals and equipment.
  10. Submits work orders requests for electrical carpentry masonry heating and/or plumbing for building grounds and facility maintenance and repair as needed.
  11. Assists craft or tradesman with moderately complex repairs or renovations; may be required to monitor boilers when assigned to facilities with this equipment.
  12. Conforms to safety standards as prescribed.
  13. Performs related duties as assigned.

DISTINGUISHING CHARACTERISTICS:

Perform at entry management level and are responsible for ensuring all janitorial work is performed within the framework of preestablished policies and procedures and in accordance with prescribed safety precautions and directions.

KNOWLEDGE SKILLS AND ABILITIES:

  1. Knowledge of various cleaning agents; ability to use such in accordance with prescribed safety precautions and directions.
  2. Knowledge of basic School District work policies and guidelines; knowledge of departmental practices and procedures.
  3. Skill in utilizing materials methods and equipment used in janitorial work.
  4. Ability to understand and follow written and oral instructions.
  5. Ability to read and write; ability to perform basic arithmetic.
  6. Ability to effectively supervise a staff comprised of entry custodial level personnel carrying out janitorial/maintenance activities.
  7. Ability to prioritize and coordinate custodial work.
  8. Ability to establish and maintain effective working relationships with custodians; ability to work cooperatively with employees students and the general public.
  9. Ability to carry out assignments with minimal instructions.
  10. Ability to perform duties with a professional and cooperative work ethic.
  11. Ability to adhere to prescribed routines and practices.
  12. Ability to operate basic office equipment (i.e. computer terminals printers copy machines telephone systems facsimile machines etc..
  13. Ability to work at heights up to 12 feet.
  14. Ability to with stand exposure to dust mold fiberglass and various chemicals.
  15. Ability to recognize and report hazards and ensure safe work methods are adhered to.
  16. Ability to work flexible hours necessary for the efficient operation of the department.

POSITION REQUIREMENTS:

Education Training and Experience:

  1. High school graduation or other equivalent (i.e. GED college technical trade school transcript foreign equivalency etc..

A. Bld. Supt. I:

    Two 2 years successful experience as a Building Custodian or two 2 years successful experience in a similar position.

B. Bld. Supt. II:

  • Demonstrated aptitude for successful completion of assigned tasks and capable of supervision of one 1 or two 2 additional personnel or employed as a Building Superintendent in the rural schools.
  • Two 2 years successful experience as a Building Superintendent I; or four 4 years successful experience in a related occupation; or a journeyman carpenter or plumber for two 2 years.

C. Bld. Supt. III:

  • Demonstrated aptitude for successful completion of assigned tasks and capable of supervision of three 3 to five 5 additional personnel.
  • Two 2 years successful experience as a Building Superintendent I or II; or four 4 years successful experience in a related occupation; or a journeyman carpenter or plumber for two 2 years.

D. Bld. Supt. IV:

  • Demonstrated aptitude for successful completion of assigned tasks and capable of supervision of six 6 or more additional personnel.
  • Two 2 years successful experience as a Building Superintendent I II or III; or four 4 years successful experience in a related occupation; or a journeyman carpenter or plumber for two 2 years.

2. Such alternatives to the above qualifications as the Board of Trustees may find appropriate an

acceptable.

Preferred Qualifications:

  1. Possess physical and mental stamina commensurate with the responsibilities of the position.
  2. Possess personal characteristics including but not limited to poise perspective integrity flexibility and personal appearance necessary for success in the Elko County School District.

  1. High school graduation or other equivalent (i.e. GED college technical or trade school transcript foreign equivalency etc..

2. Specific documented evidence of training and experience to satisfy qualifications.

EXAMPLES OF ASSIGNED WORK AREAS:

Elko County School District schools and grounds (i.e. classrooms restrooms locker rooms corridors school theaters cafeterias offices fields grounds construction sites etc.

WORK ENVIRONMENT:

  1. Strength:
  • Medium/heavy exert force to 5100 lbs. occasionally 2550 lbs. frequently or up to 1020 lbs. constantly.
  • May involve significant standing walking pushing pulling and carrying.

2. Physical Demands:

  • Occasional climbing balancing crouching and crawling.
  • Frequent stooping reaching kneeling handling repetitive fine motor activities for long periods of time.
  • Talking.
  • Hearing.

3. Vision:

  • Occasional near and far acuity.
  • Depth perception.
  • Color vision.

4. Environmental Conditions:

  • Climatecontrolled office setting and exposure to weather with temperatures ranging from mild/moderate to extreme cold/heat.
  • Exposure to noise levels ranging from moderate to loud and occasional to frequent time periods.

5. Hazards:

  • Furniture playground/office equipment communicable diseases chemicals (as related to specific assignment) and power/hand operated equipment and machinery (as related to specific assignment).
