VOIDS & LETTINGS ASSISTANT HOUSING OFFICER Lateral Move

Permanent

Working 36.5 hours per week


The VOIDS & Lettings Assistant Housing Officer will assist the Housing Officer in providing a quality Void management Service. All duties to be undertaken in accordance with the Departments desire to treat its residents and the public as valued customers.

Main Responsibilities

  • To view Birmingham City Council empty properties with customers and explain the empty property repairs standard and gather information to prove identification of the customers pending the letting of the property.
  • Prepare information to enable a letting of a property to take place.
  • To support the Voids Service business needs to roll out / develop and allow growth for the need to expand the moving out service within the 3 local Voids teams.
    To answer telephone enquiries and resolve the problems raised.
  • To deal with problems and queries as they arise in the team. To assess and determine appropriate action in the handling of any housing problem.
  • Liaise between other teams and sections of the Department to ensure the smooth running of the local team.
  • To have sufficient knowledge of computerised systems in order to:
    interrogate computer system
    input using visual display units
    produce management information in the form of computer documents as
    required by Housing Officers.
  • Where necessary training will be provided.
  • To visit customers where there is no apparent risk to staff.

Other duties

  • Contributing to deliver the provision of a multi agency /partnership problem solving service around
    people property place and sustaining tenancies.
  • Maintaining accurate records and case management in accordance with the required standards using
    appropriate I.T systems.
  • Investigating and responding to complaints and service requests in accordance with key performance
    indicators. Managing customer expectations to resolve issues whilst delivering a high quality service.
  • Assisting the Housing Officer to deliver a consistent and reliable Housing Management Service
    Meeting all relevant key performance indicators and individual targets and objectives
  • Engaging with tenants and internal and external stakeholders to provide advice education and where
    appropriate making connections with other services and agencies.
  • Ensuring all work is carried out in compliance with the Data Protection Act and Human Right and the
    Equality Act
  • Ensuring the Safeguarding of vulnerable adults and children making the necessary referrals.
    Carrying out scheduled and responsive visits gathering relevant evidence and information.
  • Collating data completing reports and recording accurate information on case management systems in
    line with corporate and legal timescales.
  • Providing advice and assistance on all aspects of Housing Management. Utilising a range of
    communication methods including face to face home visits telephone calls written correspondence and
    social media platforms
  • Ensuring compliance with all safe working practices and following health and safety legislation
