POSITION SUMMARY:
The Project Manager is responsible for developing implementing and overseeing all facets of project management (budget schedule procurement etc. for commercial real estate projects including planning design construction occupancy and closeout. Works in collaboration with the assigned property manager building maintenance team clients owners and others.
It is also the responsibility of the Project Manager not only to exhibit legendary customer service when communicating with tenants prospective tenants owners and vendors but also to focus on productivity and results.
ESSENTIAL JOB FUNCTIONS:
Create and execute project work plans and revise as appropriate to meet changing needs and requirements.
Manage all project documentation including contracts budgets and schedules.
Establish and maintain project goals and success criteria the meets the client needs.
Guide the client/ team through the design implementation process including conceptual schematic design development construction documentation and signoffs.
Develop and maintain the Master Project Schedule.
Track project timelines and costs.
Assist management in the implementation of and monitoring the adherence to project governance practices and policies.
Prepare various RFPs needed for vendor and contractor services for the complete project.
Follow procedures for distribution receipt opening leveling and award of project bids.
Facilitate a project kickoff meeting with internal staff and key stakeholders to ensure responsibilities are communicated and understood by all concerned.
Oversee project team members work to ensure compliance with contract and client expectations.
Commit to quality by evaluating projectrelated processes.
Make necessary changes use customer input to make improvements and meet/exceed internal and external client expectations.
Marketing functions including presentations RFQ responses and other duties as assigned.
Additional assignments as assigned.
POSITION REQUIREMENTS
Bachelors degree from an accredited institution in Architecture Business Interior Design Engineering or Construction.
PMP and/or LEED AP preferred.
Minimum 5 years project management experience in all aspects of Design Construction Project Management.
Must have experience/skills in construction Project Management (architecture general contracting construction estimation scheduling engineering design/permitting process bid development contract and/or subcontract management.
Ability to manage building infrastructure maintenance projects within a facility
Computer proficient including knowledge in the following programs: Microsoft 365 (Word Excel Outlook PowerPoint Project) Adobe Creative Suites including InDesign and Illustrator.
Advanced demonstrated knowledge of financial terms and practices.
Highly organized.
Strong analytical skills.
Strong interpersonal skills with an ability to interact with executive level external and internal clients.
Excellent written and verbal communications skills.
Ability to multitask and work both in a team and independently.
Ability to successfully communicate with architects contractors clients representatives and team members.
Requires some lifting (up to 25lb)
Ability to travel.
Office Expectations:
Onsite position with travel to job sites within the Seattle metro area as needed.
Compensation Range: $90000 $110000
