Project Manager

Habitat for Humanity of Orange County NC

Candidate Description

Reporting to and under the direct supervision of the Construction Operations Manager (COM) the Project Manager is a member of HHOCs Construction team. This position is responsible for managing the schedule subcontractors inspections deliveries and warranty work for all new construction homes assigned to them. This position does not normally include managing volunteer crews or conducting site work though both may be asked of them on occasion. This position is responsible for managing up to 10-14 houses a year from foundation to one-year walkthrough with the homeowner.

This is a full-time exempt position (40 hours per week) with a normal weekly work schedule of Monday-Friday.

Specific Responsibilities

House Management

  • Before the house begins create a schedule for the house timeline in Smart Sheets. The Schedule will include the milestones of foundation completed dried in framing inspection major punch completed CO date and Ready for Closing. PM will maintain the schedule as the build goes on and communicate expectations and delays to other staff as necessary.
  • Coordinate foundation installation and site readiness for framing including permit boxes underground drain lines and grading.
  • Schedule all subcontractors for work on site ensure that their materials are on site and the house is ready when they arrive and approve work for payment when they have completed their task. PMs will provide feedback to the COM on the quality and performance of all Subcontractors and the willingness to employee them again.
  • Check readiness of all work for inspections and schedule all inspections on site including third party inspections.
  • Accompany Inspector when possible and make corrections as quickly as possible.
  • Provide quality control to meet Green Building Specifications.
  • Take the Take Offs for the house plan adjust as needed for extra materials or unique conditions on site and place orders for all materials to ensure they are on site in a timely matter. Either receive materials on site or instruct site staff when they need to handle that task and secure from theft damage and weather.
  • Walk the houses weekly during Core Tasks with the assigned Site Supervisors keeping track of any changes made to the house plan and any updates to the construction schedule.
  • At the completion of the Core Task walk the house with the Site Supervisor and either sign off on the completion of the task or create a punch list of remaining items based on the check lists provided.
  • Work with the Construction Manager (CM) to schedule follow up tasks and give the CM enough time to assign a Site Supervisor. Create Follow-up Task Lists from the provided base list to give to the assigned Site Supervisor for all follow-up tasks.
  • Oversee all infrastructure work not completed prior to permitting for that particular house including water and sewer driveways and parking power solar communication lines and drain systems.
  • Taking the house from Site Staff after Major Punch PM will communicate with HOS and agree to a date on which the house will be ready for closing. PM will Ensure that the house meets the standards of a completed house within one month of the issuance of the CO.
  • Facilitate homeowner selections meetings and assist homeowners in selecting their home finishes.
  • Coordinate and conduct pre-walk-throughs with homeowners prior to move in to inform the final punch list.
  • Conduct in-home walk through at the beginning of the warranty period (move in) to thoroughly go over the warranty policy and show the homeowner the main safety and upkeep features of the home.
  • Conduct a final in-home walk through at the one-year anniversary completing all punch items either with assistance from subs site staff or volunteers. Walk through reports and major warranty work to be reported in Home Keeper.
  • Additional Responsibilities

  • Assist with setup and breakdown of jobsite temporary facilities (storage access power etc.).
  • Supervise site prep.
  • Closely monitor construction costs and work to reduce costs as much as possible.
  • Be knowledgeable about Habitats mission.

  • Qualifications

  • On-site experience with residential construction.
  • Ability to read plans and inspect job sites.
  • Ability to manage a schedule.
  • Ability to drive legally.
  • Ability to handle small construction task mainly in finishing and punch work.
  • Ability to speak Spanish is not required but is very helpful.

  • Willing to perform all tasks of residential construction including warranty work.

  • Compensation: Commensurate with experience and abilities and reflective of salary levels in nonprofit organizations. All positions at Habitat for Humanity of Orange County have a three-tier system based on years of experience and level of responsibility. Each tier has a different pay range. Benefits package includes holidays and paid time off health insurance 401k and long and short-term disability insurance.

    Salary Range: Level One - $59600-$76600: 0-3 years of experience as Project Manager though likely some experience with new home construction. Level Two - $68500-$88100: 3 or more years as Project Manager. Proficient in all aspect of New Home Construction from Footings to the end of the Warranty Period.
