This position will be responsible for the leadership and oversite of maintenance on the Universitys physical assets facility systems and equipment such as boilers steam distribution electrical distribution HVAC plumbing lighting fixtures finishing and building envelope. The individual will be accountable for supervising craft persons temporary employees and contractors to perform corrective and preventive maintenance in a safe efficient and quality manner. This position reports to the Director of Facility Operations provides customer service to the System Operations team and promotes and follows the business processes for work management and asset management. Collectively these assignments are synergistic and are intended to focus the entire Facilities Management organization on realizing our asset stewardship mission as well as foster a continuous improvement culture.ESSENTIAL FUNCTIONSPeople Responsible for the leadership development training and team building of a skilled trade team of DePauw people. Ensure a safe work environment by developing and implementing safe work procedures and generating hazard awareness within the team. Set and communicate expectations and monitor results to achieve effective and efficient repairs of building system components and equipment. Establish positive and functional team relationships across DePauw organizations. Promote a culture of a proactive work environment asset ownership customer service and performance. Champion work management processes to drive continuous improvement in these areas. Teach and train team members to increase skill and knowledge levels within the work group. Maintain a safe working environment by continual monitoring and updating safety proceduresAsset Stewardship Champion the Facilities Management Work Management Processes and execute the roles assigned to the position to effectively and efficiently manage Facilities Management work. Ensure that maintenance and repairs are performed in a manner that keeps building systems performing as designed. Ensure that all work is compliant with predetermined work schedules. Execute prescribed preventive/predictive maintenance activities and continuously improve the proactive maintenance of our campus physical assets. Provide work planning scheduling and functions per the DePauw Facilities Management work management process. Assist with development of work plans for corrective and preventive work orders. Build work schedules for internal and external resources. Develop maintain and implement preventive maintenance procedures and corrective maintenance job steps for building systems and equipment.Financial Responsibilities Manage financial and budgetary responsibilities for the areas of responsibility including preparing budgets monitoring financial results and completing financial reports. Responsible for successful and timely completion of quarter and fiscal yearend closing. Make repair and investment decisions based on the life cycle cost of our physical assets.Valued Member of Leadership Team Assist in developing longterm goals and strategic objectives for the Facilities Management organization. Identify analyze and monitor issues (operational human resources financial and safety) that affect productivity personnel development and budget conformance. Contribute ideas to help create document and institutionalize the overall policies and processes of the Facility Management operational program. Participate in developing effective division and department meetings projects committees and task forces. Represent and communicate results from assigned areas of responsibility.Capital Project Implementation Develop and maintain mechanical electrical and plumbing equipment and system maintenance standards where valuable to do so to provide specification for construction projects. Work with Project Manager(s) to identify and develop key building criteria focused on maintenance issues as well as coordinates with project construction activities to align with overall Facilities Management operational efforts.Additional Responsibilities Perform work planning scheduling and functions as necessary for work in your area following work management process and using a Computerized Maintenance Management System application. Review and audit work executed by your team to ensure quality and customer service expectations are being met. Coordinate work with other trades contractors and DePauw staff as needed. Manage work loading and resources within your team. Communicate with internal campus customers and external contractors. Manage material procurement and invoice payment for areas of work responsibility. Five 5 years of applicable maintenance work experience may be accepted in lieu of this formal training requirement. Bachelors degree in Mechanical or Electrical Technology is preferred.Experience: Minimum of five 5 years of experience in commercial HVAC systems is preferred. Demonstrated success in leadership and team building is required. Working knowledge of commercial and residential HVAC system controls. Experience in managing operational budgets and financial reporting. Working knowledge of potable water electrical distribution and lighting systems. Familiarity with work management process and computerized maintenance management systems (CMMS). Familiarity with Building Automation Systems (BAS) and HVAC controls. Computer Skills: Proficiency in Microsoft Office Suite GMail Google Outlook. Demonstrated work experience with Computerized Maintenance Management Systems (CMMS) Working knowledge of Building Automation Systems and HVAC controls Tridium Niagara experience preferred.
