• Develops strategic and tactical plans for property site location acquisition leasing usage remodeling repair maintenance and disposition of real estate assets.
• Collaborates with business unit clients to integrate their requirements.
• Submits strategic plans to Senior Management for approval and implements these plans through daily tactical decisionmaking.
• Manages capital and expense budgets related to leases building construction and operations employee moves furniture deployment capital item replacement business unit initiatives and overall portfolio optimization.
• Conducts complex economic analyses to justify capital and expense expenditures for all aspects of portfolio operations.
• Monitors and analyzes utility consumption (electricity gas water) and provides recommendations for energy solutions as part of cost reduction initiatives.
• Oversees the creation of architectural and engineering drawings and specifications as well as building system and component standards.
• Develops and implements programming and control strategies within building automation systems to enhance operational efficiencies.
• Researches recommends and implements new tools and methods to improve employee workplaces building infrastructure and/or property financing.
• Negotiates and manages contracts and leases and directs the work of architects engineers real estate brokers property managers and consultants.
• Collaborates with attorneys and consultants to ensure compliance with contract terms and conditions.
• Manages multiple complex real estate projects and negotiations ensuring compliance with cost and schedule parameters.
• May have 24/7 responsibility for responding to emergency situations.
• Works on complex problems requiring indepth evaluation of various factors and exercises judgment within broadly defined practices and policies.

Education:

• Preferred: Bachelors degree in Architecture Building Science or Engineering (Construction Civil Mechanical or Electrical) and/or 5 years of relevant experience.

Experience:

• Typically requires 5 or more years of experience in a related field. Certification may be required.

Supervisory:

• No supervisory responsibilities.

Environmental Requirements:This position may contribute to compliance with environmental laws and regulations related to fuel tanks emergency and standby generators boilers hazardous waste hazardous materials batteries manholes and vaults water wells construction projects water discharge or air emissions.
