Job Description


Job Overview:
The Residential Buildings Maintenance manager will head and be responsible for overseeing the interior construction maintenance handover processes and subsequent facility management services of residential properties developed by the company in prime central Bengaluru. The role demands comprehensive experience in construction maintenance and facility management ideally from an engineering background with leadership experience and preferably a retired officer from the Army or Navy. The individual will lead the maintenance team manage budgets ensure quality standards and oversee the seamless handover and continued facility management of properties.

KEY RESPONSIBILITIES:

Overseeing Construction and Interiors:
  • Ensure timely completion of construction phases and that all interior works (e.g. finishes fittings plumbing electrical HVAC installations) meet the companys quality standards.
  • Collaborate with the construction team to troubleshoot and resolve issues during the construction and interior installation phases.
  • Perform regular site inspections during construction to ensure adherence to safety architectural and design specifications.
  • Ensure quality control during interior fitouts ensuring that all units are prepared for handover in optimal condition.
Handover Process:
  • Oversee the inspection quality check and preparation of residential units and common areas for handover to owners or tenants.
  • Ensure all documentation related to the handover process including maintenance manuals warranties and operational instructions is complete and accurate.
  • Work closely with the sales and customer service teams to coordinate handover dates procedures and resident welcome packs.
  • Handle any posthandover maintenance requests ensuring any issues are addressed promptly and efficiently.
Maintenance Strategy & :
  • Develop and implement a comprehensive maintenance plan for residential buildings including preventive maintenance schedules for all mechanical electrical and plumbing systems.
  • Establish emergency response procedures for maintenance issues and ensure that all systems are operational and compliant with safety regulations.
  • Oversee the inspection and maintenance of common areas including elevators swimming pools and landscape maintenance.
  • Supervise major repairs and renovations in residential units ensuring minimal disruption to residents.
Facility Management Services:
  • Lead the ongoing facility management activities posthandover ensuring smooth and efficient operation of residential facilities.
  • Oversee janitorial services waste management and general upkeep of residential communities.
  • Maintain and improve resident satisfaction by addressing concerns and ensuring the delivery of highquality facility services.
  • Develop longterm strategies for asset preservation ensuring that buildings and facilities are maintained to high standards throughout their lifecycle.
Budget & Resource Management:
  • Develop manage and monitor maintenance and facility management budgets for both local and international projects.
  • Ensure that maintenance operations are carried out within the allocated budget including the procurement of materials and services.
  • Monitor resource utilization ensuring efficient allocation of manpower equipment and materials.
Vendor & Contractor Management:
  • Source vet and negotiate contracts with external service providers contractors and suppliers for construction interiors and ongoing maintenance.
  • Manage and monitor thirdparty contractors performance to ensure that their work meets the companys standards.
  • Coordinate with contractors during construction interior works and posthandover to ensure the smooth of all tasks.
Safety & Compliance:
  • Ensure compliance with all health safety and environmental regulations throughout construction interior works handover and facility management.
  • Develop safety protocols perform regular safety audits and ensure that all team members and contractors adhere to safety standards.
Emergency Response & Problem Resolution:
  • Lead the response to emergency maintenance requests including system failures and property damage.
  • Ensure the availability of backup systems (e.g. generators) and the readiness of the maintenance team to handle urgent issues especially in overseas locations.
  • Serve as a point of contact for emergency facilityrelated issues and provide solutions quickly.
Reporting & Documentation:
  • Maintain detailed records of maintenance activities interior works contractor performance and handover processes.
  • Prepare and present regular progress reports to senior management highlighting key maintenance milestones cost performance and any outstanding issues.
  • Create and implement reporting systems for ongoing facility management activities to ensure highquality service delivery.
Resident & Client Relations:
  • Maintain effective communication with residents and clients to address any concerns related to maintenance facility management or handover processes.
  • Manage customer service inquiries and follow up on posthandover issues ensuring a high level of satisfaction.
Leadership & Team Management:
  • Lead and manage the maintenance interior and facility management teams across all residential projects in prime areas of Central Bengaluru.
  • Develop training and performance improvement programs for maintenance and facility management staff.
  • Supervise and monitor the daily operations of onsite maintenance personnel subcontractors and vendors to ensure the high quality of work and service
Educational Background:
  • Bachelors degree in Engineering (preferably Civil Mechanical or Electrical Engineering).
  • Certification in facility management or construction management (e.g. FM certification) would be an asset.

Experience:
  • Minimum of 10 years of experience in construction property maintenance and facility management.
  • Experience in managingresidential projects including construction interiors and handover processes.
  • Experience managing residential projects including working with crossfunctional teams contractors and vendors across different regions.
  • A services background (preferably retired from theArmy or Navy) with experience in logistics facilities management or engineering operations would be a strong advantage.
Skills & Competencies:
  • Strong leadership project management and team coordination skills.
  • Indepth knowledge of building systems construction processes and interior works.
  • Budgeting cost control and resource management skills.
  • Excellent communication and interpersonal skills for managing resident relations contractors and staff.
  • Strong problemsolving skills and ability to resolve conflicts effectively.
  • High attention to detail and a proactive approach to maintenance and facility management.

    • Ability to adapt to changing environments including different geographical locations (especially for overseas projects).
    • Strategic thinker with the ability to foresee and mitigate potential issues before they arise.
Work Conditions:
  • Work hours may include weekends or afterhours as needed for emergency maintenance or project deadlines.
  • Occasional oncall availability may be required for urgent issues particularly on overseas projects.
