Job Description

Position Summary:

Landsea Homes is seeking an intelligent and highly organized individual interested in a fastpaced and challenging position as a Starts and Permit Coordinator. This position is responsible for preparing building permit submittal packages as well as coordinating the efficient submittal approval and retrieval of permits from respective municipalities. You will play a vital role in managing construction starts supporting various business partners and ensuring construction team meet production goal. This position reports to the Director of Operational Processes.

Responsibilities:

  • Facilitate smooth permit approvals and liaise effectively with local authorities and municipalities.
  • Prepare and submit accurate permit applications to relevant agencies and boards.
  • Review divisionissued plans and construction start packages for accuracy.
  • Manage check requests and coordinate paperwork with external consultants as necessary.
  • Oversee schedules and timelines for all communities collaborating closely with municipalities and maintaining open communication with stakeholders.
  • Schedule and coordinate meetings and appointments and maintain accurate data entry of permitting information within company systems; precon report slot schedule starts snapshot.
  • Prepare comprehensive start packages for Construction Managers.
  • Organize and manage company files related to site plan applications approvals licenses and permits.
  • Manage construction starts/releases weekly to align with the divisional plan to meet production goals.
  • Maintain centralized control over construction starts ensuring strict adherence to forecasted start dates.
  • Collaborate with the Director of Operational Processes to generate and review reports organize regular production meetings and provide weekly metrics updates on starts.
  • Process complete and assemble start package documents and tracking spreadsheets ensuring they are fully prepared for field distribution.
  • Utilize internal HB1 software to manage projects and assignments ensuring smooth coordination and of tasks.
  • Collaborate with the Purchasing team and Area Construction Managers to resolve any fieldrelated issues.
  • Partner with internal and external consultants and expeditors to ensure timely preparation of site plans architectural plans and all necessary documentation for building permit applications.
  • Process payments for permits water taps impact fee solid waste and other necessary fees and handle utilities applications for each lot while aiding builders with miscellaneous issues from municipalities.
  • Maintain accurate municipality and community specific fees and building code updates municipality fee assessment worksheet.
  • Collaborate with the Land team to acquire municipality and communityspecific fees and regulations for prospective communities.
  • Manage adherence to diverse requirements for new sales contracts and preplanned homes.

Qualifications:

  • Minimum High School Diploma or equivalent required.
  • Minimum one year of permitting experience is desired.
  • Previous experience with a Home Builder Contractor or Construction Supplier is highly desirable.
  • Excellent computer skills including proficiency in Microsoft Office products with a strong focus on Excel.
  • Highly organized detailoriented and the ability to manage multiple projects and deliverables in a dynamic environment.
  • Strong communication skills and comfortable communicating crossfunctionally with internal and external business partners.

Physical Requirements:

This is primarily a sedentary position. May be required to occasionally bend stoop reach lift move and carry office materials and supplies weighing 25 pounds or less. Finger dexterity is required to operate a computer keyboard. This position requires public contact as such appropriate business apparel and professional appearance is expected.

Travel Requirements:

Occasional travel may be required. A valid drivers license and active vehicle insurance is required at all times.
