Job Summary:
- To lead Contract Management projects including but not limited to commissions related to Contract Administration PMO across several data centre campus / projects taking responsibility for endtoend service delivery often with respect to various construction projects.
- To act as the key point of contact to client ensuring that client objectives are met and that prepare objectives by due date with appropriate quality standards.

Detailed Job Description:
Delivery Management To Include
Contract Management:
- Draft contract based on clients template
- Coordinate contract review by clients internal stakeholder (project manager project director EHS manager contract manager etc) and external stakeholders such as GC vendor consultant
- Understand clients risk management requirement
- Negotiate with external stakeholders as a clients representative according to clients risk management requirement
- Update draft contract according to negotiation
- Seek advice from clients legal team if necessary
- Coordinate once terms and conditions are mutually agreed
- Archive executed contract in clients cloud storage
- Raise Purchase Order request to commit cost against budget in clients internal financial system
- Chase Purchase Order approval to be smoothly approved by appropriate approvers in client
- Maintain clients contract register claim register vendor register
- Maintain clients cashflow across clients projects in spreadsheet
- Correspond with Treasury team Finance team in client if necessary.to make alignment in payment timing for each commitment
- Prepare final account statement once GC contract and OSE contract period end
- Coordinate final account statement once agreed with appropriate stakeholders
- Monitor contract register by Power BI audit and investigate if there is any outstanding contract
Marketing Management To Include
- Ensuring that project case study photograph and project CV files are kept up to date.
- Identifying and acting upon opportunities to improve project management products and services.
Internal Commission Management Accountabilities To Include
- Knowledge management Ensuring that key information and learning generated from each project is entered into the Turner & Townsend internal database.
- Financial management Ensuring scheduled invoicing to clients and monitoring projects financial status.
- Projects are managed to the right quality standards and are completed efficiently on time and to budget.
- Project delivery meets the clients objectives and is in line with the conditions of appointment.
- Strong relationships are developed with clients and members of the crossfunctional team.
- General line management responsibilities (where appropriate) are effectively discharged.
Qualifications :
Education/Qualifications:
Successful candidate must have:
- Bilingual capability in both Japanese and English
Successful candidate may have (not mandatory):
- Bachelors degree in law construction management
- Professionally qualified in one of the following fields: construction project management cost management (quantity surveying) engineering surveying architecture mechanical electrical and plumbing.
- Qualifications in Project Management / Cost Management / Electrical Engineering / Mechanical Engineering or equivalent knowledge and experience.
Successful candidate may have one of below qualifications:
- MRICS (Member of Royal Institution of Chartered Surveyors)
- CCMJ (Certified Construction Manager Japan)
- First class architect
- First class building operation and management engineer
- Cost Manager of BSIJ (Building Surveyors Institution Japan)
- Estimator of BSIJ
Skills And Experience
- A minimum of 3 years project/cost/construction management experience in construction industry
- We welcome proactive attitude of taking on and completing tasks in which you have no prior experience.
- Business level English and Japanese
- Excellence in Microsoft Word Excel and PowerPoint
- Especially demonstrate effective formula usage in Excel such as: SUM SUMIF SUBTOTAL XLOOKUP COUNT COUNTIF IF
- A brief understanding of the total project life cycle from project conception stage through the entire construction stages to completion and postproject review
- Design management or construction experience gained within the general construction environment.
- Experience of leading project management commissions for large sized construction projects of high complexity.
- Direct experience with delivering data centre projects including procurement contract
- Experience as a consultant
