Job Summary:
We are seeking a dynamic and resultsdriven Sales Manager to lead tenant acquisition efforts for our upcoming commercial mall developments under the group. This is a 100 hunting role focused on identifying and securing new tenants in the market. The Sales Manager will be responsible for developing strategic leasing plans engaging with potential tenants and negotiating lease agreements to ensure successful mall occupancy prior to project completion.
Key Responsibilities:
1. Tenant Acquisition & Business Development:
o Proactively identify target and engage potential tenants that align with the mall s positioning and tenant mix strategy.
o Develop and execute a comprehensive strategy to attract new tenants ensuring optimal leasing performance.
o Conduct outreach cold calls and meetings with key retail brands F&B operators entertainment providers luxury retails and other commercial tenants.
o Negotiate lease terms rental structures and contract conditions to secure longterm tenants.
2. Market Research & Competitive Analysis:
o Conduct indepth market research to identify emerging retail and commercial trends.
o Analyze competitor malls track industry developments and identify gaps in the market to enhance leasing strategies.
o Provide datadriven recommendations on potential tenants based on market insights.
3. Stakeholder Engagement & Relationship Management:
o Build and maintain strong relationships with retailers franchise owners business operators developers and industry stakeholders.
o Collaborate closely with internal teams including development marketing and project management to align leasing strategies with overall mall objectives.
o Act as a key representative in tenant negotiations ensuring mutual benefits for both parties.
4. Sales & Performance Reporting:
o Develop and maintain a leasing pipeline with accurate tracking of prospects negotiations and signed agreements.
o Prepare regular reports on leasing performance projected occupancy and revenue forecasts.
o Present updates and leasing progress to senior management and stakeholders.
5. Contract & Agreement Management:
o Work with legal and management teams to finalize lease agreements ensuring compliance with company policies and industry regulations.
o Ensure that all leasing documentation is properly executed and recorded.
6. AdHoc Responsibilities:
o Support senior management with strategic leasing initiatives and special projects as required.
o Attend industry networking events exhibitions and forums to expand business opportunities.
Key Requirements:
Minimum 5 years of experience in leasing sales or business development preferably in commercial real estate retail or shopping mall sectors.
Strong network and established relationships with retail brands F&B operators and commercial tenants.
Excellent negotiation and dealclosing skills with a proven track record in securing new tenants.
Proactive independent and resultsdriven with a strong ability to hunt for new business opportunities.
Ability to work under pressure in a fastpaced environment meeting tight deadlines and sales targets.
Strong communication and interpersonal skills with the ability to influence decisionmakers.
