Job Description

Position: Director II of Facilities Operations Maintenance

Location: New York New York (Lower Manhattan)

Salary: Aggressive and Competitive Base Bonus

Industry: Facilities Management / Maintenance

The Director of Facilities Operations is responsible for directing facilities maintenance operations of buildings and property at a single unit.

Duties and Responsibilities:

  • Lead management of capital projects.
  • Develop and maintain positive client relationships.
  • Research and implement new processes and technology.
  • Conduct client meetings on unresolved facility issues and communicate results.
  • Manage interviewing and hiring timely and coach staff and service providers to deliver excellent service levels within budget.
  • Manage multiple functions of building operations and maintenance for the facility with knowledge of mechanical HVAC structural architectural landscape and energy management and sustainability snow removal event coordination custodial electrical environmental and safety and financials.

Experience and Education and Skills required.

  • Clear Driving record and valid license.
  • 5 years of Director experience in a campus setting.
  • Experience managing external vendors and subcontractors.
  • Strong financial acumen and budget management experience.
  • Strong leadership skills with a focus on staff development and team building.
  • Exceptional customer service relationshipbuilding and communication skills.
  • A proven track record of successful Facilities Management leadership experience demonstrated by articulated results.
  • Strong technical knowledge of and handson experience with mechanical electrical plumbing HVAC grounds and custodial.
  • Experience managing multiple departments at a campus including grounds environmental services construction and project management and maintenance.
  • The Director of Facilities Operations manages the preventative maintenance and reactive repair of skilled trades e.g. HVAC plumbing electrical and utilities; and manages the hiring training and supervision of staff professionals and management.
  • The Director of Facilities Operations manages a safe and efficient working environment essential to the performance of the business.
  • The Director may oversee construction work and often manages other core company services and/or logistics of business/operations services e.g. groundskeeping laundry food security inventory mail and concierge services.

MUST HAVE:

  • Bachelors Degree from an accredited 4year College or University.
  • 5 years of Management Experience.
  • 5 years of Functional Maintenance Facilities and Operations experience.
  • 5 years of Director experience in a campus setting.
  • Experience managing external vendors and subcontractors.
  • Experience with mechanical electrical plumbing HVAC grounds and custodial.
  • Experience managing multiple departments at a campus including grounds environmental services construction and project management and maintenance.
  • Clear Driving record and valid license.
