LCC are looking for 2 Condition Building Surveyors 22.50 ph Umbrella/Ltd Pay Rate
IR35 Status Inside IR35
The position entails travel within the Lancashire area and thus applicants must reside in the said region. Expenses will be covered solely for travel within Lancashire.
The start date is scheduled for 22/1/24 with an estimated duration of ten months potentially extending by two additional months if necessary.
The workweek consists of 37 hours.
Interviews are tentatively planned for 17/1/24.

The Asset Management Service is looking for a skilled conditionbuilding surveyor to join their Capital Programme Team reporting to the Capital Programme Officer. The role involves delivering condition surveys across the educational and operational building portfolio in Lancashire within a specified timeframe and inputting the data into a property asset management system. The surveyor will collaborate with the Capital Programme Officer to enhance the systems and processes used to capture and record condition data while also supporting the broader Capital Programme Team in achieving its service goals.

Accountabilities/Responsibilities Responsibilities and Duties

Working within the Capital Programme Team of the Asset Management Service you will be responsible for assisting in delivering condition surveys across Lancashire.
As a fieldbased staff member you must be able to work independently with minimal supervision plan and manage your workload effectively.
You will need to apply your knowledge of building or engineering building pathology to identify specific defects and associated remedies and costs across a wide range of building stock.
You will be required to use your knowledge of constructionrelated health and safety matters to inform decisionmaking.
You must have detailed knowledge of constructionrelated legislation and its implications on buildings and infrastructure.
You will need to consult with premises managers central service managers and other professionals.
You should have a broad experience in a constructionrelated maintenance environment.
You will be expected to contribute to identifying improvements in the way the service is delivered.
You should be able to identify building fabric mechanical electrical and health and safety priorities.
You should have a good understanding and experience of different construction types and methods and their associated defects and subsequent remedies.
You will be required to provide support in the preparation and monitoring of the Capital Condition Programmes.
You may be required to carry out other adhoc reports surveys inspections and programmes of work as required by the service.

Requirements

Skills and experience: Experienced Building Surveyor suitably qualified to degree status or equivalent. Minimum of 5 years experience in chosen field. High level of experience and knowledge in building/mechanical/electrical pathology identifying defects and remedies building construction types mechanical or electrical infrastructure(particularly educational buildings) Health and Safety legislation codes of practice relevant legislation and current standards. Experience of identifying and prioritising condition needs across a varied portfolio. Experience of undertaking detailed condition surveys from start to completion identifying defects and priorities. Have experience in construction enabling the assessment of a wide variety of construction related problems. Experience of Department for Education (or equivalent) condition survey methodology. Experience of interpreting information and undertaking analysis of information from differing sources to formulate a conclusion. Experience of using property asset management systems to input data. Experience of working with or within local authorities schools and public buildings. Ability to organise and manage time and prioritise work effectively whilst delivering a number of programmes projects and strategic objectives. Knowledge of asset management principles. Experience of working independently with relevant specialised systems equipment and/or IT software packages. Good knowledge and experience of Microsoft Excel. Experience of working within the built environment. Experience of utilising reporting tools. Essential: A relevant professional or technical qualification to degree level or equivalent (e.g. Building Surveying Building Services Engineering Project Management Quantity Surveying Construction or relevant subject matter). Essential: This is an essential car user post; you will be required to provide a car for use in connection with the duties of this post and must be insured for business use. In certain circumstances consideration may be given to applicants who as a consequence of a disability are unable to drive. Desirable: Qualified MRICS Chartered Member Royal Institution of Chartered Surveyors or other recognised Construction/Property profession or organisation.
