Our client Troika Developments is a progressive futurefocused land and real estate development company based in Kelowna BC. They are involved from start to finish in the creation of living spaces and communities from the acquisition of underutilized land construction sales and marketing through to property management. They are dedicated to creating the best possible environment for families. This is where you come in.

They are currently looking to add a Senior Development Manager to their team. This role will report to the VP Investments/Development and will work extensively with internal and external stakeholders to advance projects within the Troika portfolio. As a Senior Development Manager you will monitor the development progress from design concept to construction completion. You will lead the project team through all phases of development to ensure projects are consistent with approved project budget and schedule as well as manage the project delivery process including design development and approval processes.

You will be leading a variety of different project types from land development to multifamily and commercial projects. You will be responsible to plan and lead public meetings and presentations as well as coordinate with the project team and consultants to prepare all applications for municipal approval and for development demolition building and occupancy permits. As the successful candidate you will have the ability to compel motivate and influence team members while creating and enforcing a culture of accountability.

Additional responsibilities will include:

  • Report clearly and concisely on project progress in a format suitable for a variety of internal and external stakeholders;
  • Present and prepare project business plans or amendments to the Senior Leadership Team;
  • Assist the Investments Team in the due diligence of new projects as required;
  • Develop project plans schedules and budgets by establishing project goals objectives and strategies in collaboration with internal partners;
  • Guide architects and consultants through project design with consideration given to desirability market trends target market construction costs sustainability and efficiency;
  • Strive to set and meet benchmarks of performance in areas of sustainability and innovation;
  • Identify and implement valueadd opportunities through design development;
  • Develop consultation and approval strategies and execute plans to a successful outcome;
  • Negotiate and manage critical legal documents;
  • Conduct weekly or monthly onsite walkthroughs to review project process identify risks and assure quality;
  • Act as the central authority for change order management and signoffs for construction or design related modifications as required;
  • Assist finance in the preparation of financing progress reports;
  • Collaborate with internal or external leasing or sales staff to ensure the project delivery targets are met or exceeded (timing quality etc.);
  • Collaborate with marketing personnel on timing for all press releases or marketing campaigns as required to advance the interest of the project;
  • Collaborate with Property Management or Customer Service to ensure the finished product is handed over in a seamless way including all necessary warranty deficiency building systems or other information.


Requirements

  • 510 years of experience in Real Estate development and construction including acquisition municipal and construction processes;
  • Experience leading teams and consultants in real estate and land development projects;
  • Degree in a relevant field such as Land Economics Architecture Engineering or Business required;
  • Strong leadership skills including experience leading a team of professionals with varying roles and skill sets;
  • Entrepreneurial and resourceful with strong business acumen;
  • Strong understanding of real estate development including design cost benefit analysis approvals and construction process;
  • Broad financial acumen including experience in budget change management and cost/benefit analysis;
  • Strong computer literacy including excellent working knowledge of Microsoft Office Suite;
  • Excellent communication skills and problemsolving abilities;
  • Ability to handle data with confidentiality and integrity;
  • Well organized with strong attention to detail accuracy and analytical thinking.
