JOB SUMMARY
Join us as a Project Manager and immerse yourself in a dynamic role where youll lead and coordinate exciting projects in real estate and construction. As a key player in our small but mighty team youll be responsible for crafting and executing Master Plans providing timely property updates and securing bids for upcoming projects.
Your organizational prowess will shine as you maintain detailed project documentation oversee property management requests and contribute to the development of best practices for our job sites. Engage in collaborative meetings contribute to the growthoriented culture and enjoy the flexibility to work on the go while making a local impact through regular site visits.

Contracttohire: initial 3month 1099 position with conversion to fulltime W2
90k base salary quarterly bonuses OTE of 100115k
2 weeks PTO holidays off

ESSENTIAL DUTIES AND RESPONSIBILITIES
Scope
Submit Daily Master Plan by 9:00 am
Submit biweekly property updates and photos in Podio and via email to Office Manager and President
Get bids on upcoming projects (have contractor and accepted bid in place before we close on any new projects)
Have signed contractor addendum and draw schedule set for each new project (keep in the shared google drive folder)
Turn buyer inspection requests around within 24 hours
Oversee property management repair requests with a goal of keeping all repair requests under 5% of the month gross rent collected.
Bimonthly lunch with President to review / discuss projects
Analysis of new opportunities (Properties/Projects)
Projects
Update contractor contact list
Update Material list (Rental Flip Modern Traditional Contemporary)
Meet with national suppliers to review current materials costs
Update Project Management process in Podio
Develop detailed pricing sheet for external and internal use (with goal of lowering the cost per square foot)
Review contractors draw requests
Create manual or guide on best practices for managing job sites
Travel to and oversee job sites in local area (3040%)
Reporting
Biweekly site report emailed to President on each job site.
Update internal pipeline on 9:30 weekly review
QUALIFICATIONS
Real estate investing experience required
Construction experience required
Drivers license and own vehicle required
Degree or certification in specific training (ie: Contractors License) preferred
Excellent communication skills and track record of building relationships with vendors
Must have a cando attitude and share in core values: care with firmness accountability respect and loyalty (CARL) and have a personal vision that aligns with the company
