About the job:
  • The Construction Project Manager works to provide excellent customer service and build high-end homes.
  • You will be managing multiple job sites and people.
  • It will be your responsibility to ensure that all projects run smoothly. Must have strong attention to detail.

Relocation Assistance: No Relocation Assistance will be provided.

Responsibilities:
  • Facilitate pre-construction documentation with clients, architect and designer to ensure a playbook details all aspects of construction.
  • Scheduling out every project and ensure everything stays on schedule.
  • Effectively communicate, facilitate and lead regular meetings with architects, clients, owners, and subcontractors wherein relevant project information is discussed and documented with meeting minutes.
  • Ensure that any issues that arise on job sites are handled immediately.
  • Process change orders and discuss the scope/price with clients prior to beginning on the work.
  • Ensure that all subs are on time and working diligently to complete their scope of work.
  • Keep job sites safe and clean.
  • Procure and deliver critical materials to job sites to keep our projects on schedule, and our Trade Partners, working at maximum effectiveness.
  • Oversee incoming shipments moving them to a storage facility and then delivering them to job sites when the time comes while maintaining a clean, organized storage facility.
  • PM will be responsible for being on site for inspections, locking/unlocking job sites, meeting subcontractors and suppliers.
  • Perform quality control on subs work.

Requirements


Basic Qualifications:
  • Bachelors in Civil or Construction related or equivalent experience.
  • Must have experience building high-end custom homes.
  • Must have 5 years residential construction experience as a project manager.
  • Must have experience dealing directly with custom clients / homeowners.

Principal Duties Perform maintenance service and repairs in the areas of plumbing, painting, plastering, machine servicing, heating, ventilation and air conditioning systems, electrical systems, or vehicle servicing. Complete apartment unit turnovers in preparation for new move-ins. Complete resident-requested service orders on a timely basis (24 hours, unless otherwise stated). Perform regular inspections of all buildings, common areas, and grounds on a regular basis. Maintain tools and maintenance equipment to ensure they are in good working order and keep maintenance and storage areas in a clean and safe condition. Order appropriate maintenance supplies needed for jobs after approval from Supervisor. Perform painting and drywall patching as needed. Consult with the Supervisor on major repairs, replacements, and/or contracts. Schedule and complete preventive maintenance. Maintain grounds and common areas- including picking up grounds, sweeping, cleaning and light landscaping, mowing, and snow removal as needed. Maintain a working knowledge of all fair housing laws, its policies and practices and be fair and consistent in upholding these and all company policies. Comply with all OSHA regulations and any applicable laws regarding health, safety and environment. Maintain working knowledge of the procedures and safety measures in each area of specialty. Maintain and apply knowledge of commonly-used concepts, practices, and procedures within a particular maintenance-related field. Work under limited supervision. Skills/Qualifications 2 or more years of experience in the maintenance field or in a related area. Valid driver's license, have a reliable work vehicle and maintain current vehicle insurance. Must be available for occasional night/weekend on-call. Good human relations skills and the ability to work well with others. Must have the ability to follow oral and written instructions. High school diploma or equivalent. Physical capabilities to carry out job responsibilities include the ability to lift 80-100 pounds, stand for extended periods of time, and the ability to walk, talk and have use of both hands. Must have basic knowledge and experience in all areas of residential construction, carpentry, and maintenance.
