PROJECT SUPERINTENDENT - Commercial Construction


There are dozens of Project Manager openings for people with commercial construction background. If you are desperate for a job, you can probably find one.

The job:


This is a Project Manager leading builds of large free standing structures such as warehouses and similar facilities in the 100k to 250k square foot range. As an experienced Project Manager, you've developed project plans and budgets, and managed to them. You know that the associated risks that can turn a build from profitable to losing money and know to mitigate these risks. You'll negotiate contracts with vendors and subs and know there are unforeseen events and conditions that are bound to arise, and can deal with them. On a day-to-day basis, you'll be monitoring progress, working with the Construction Super on site to drive the schedule, and coordinate with project owners and stakeholders. You'll support maybe two or three projects at a time depending on project nature and size - one in startup, one mid schedule, and maybe one that is closing out.


To be successful, you'll be knowledgeable on structural precast/ tilt up construction, experienced at industrial tenant build-out projects. You'll understand that it's critical to communicate clearly and professionally both verbally and in writing with all stakeholders - clients, consultants, vendors, and peers, adapting your style to the audience. Moreover, you'll know how to negotiate when there's unanticipated changes required.


What it takes:


  • Education: Construction Management, Architecture, Engineering degree, or equivalent work experience.

  • Ideal candidates should possess a minimum of 5 years of commercial construction PM experience, with projects of similar size and scope.

  • Proven ability to manage architects, engineers, sub-contractors, and other vendors throughout all phases of a project.

  • Experience negotiating and preparing contracts for all vendors and sub-contractors.

  • Ability to communicate and implement project-specific: safety, quality, and stormwater management protocols (SWPPP).

  • Must be well-versed in commercial construction methodologies and procedures.

  • Strong interpersonal and communication skills required.

  • Must be a results-oriented team player with exceptional time-management and organizational skills.

  • Pride in your projects and what you do. Driven to complete projects on time and on budget while maintaining the highest quality standards.

  • Expertise in Excel, Procore, Smartsheet preferred.

  • Experience with design and full build projects preferred.
