Live In Building Caretaker

Join Our Team as a Live in Building Caretaker!

We are seeking a reliable and proactive Live-In Building Caretaker to manage the day-to-day operations of a residential strata building. This role combines hands-on maintenance cleaning responsibilities and coordination with property management to ensure the building is well-maintained and residents needs are addressed promptly.

• Site Maintenance: Oversee daily site operations maintain garbage and recycling areas and coordinate building inspections and seasonal services.
• Building Systems & Technical Responsibilities: Monitor and perform basic troubleshooting of building systems including the mechanical room heating ventilation pumps and water systems. Report issues promptly and coordinate contractor access as needed.
• Access & Security: Handle fob and interphone programming.
• Administrative Duties: Collect funds as directed post notices send emails and submit caretaker reports.
• Property Manager Relations: Maintain consistent communication with the property manager to ensure the building is secure well-maintained and operating smoothly. Conduct chemical checks for the hot tub (training will be provided).
• Tenant Relations & Management: Respond promptly to tenant questions and requests. Report any concerning issues with tenants or residents to the property manager.
• Exterior Grounds: Pick up litter around the entire exterior areas of the building including sidewalks courtyards and driveway ramps.
• Floor Care: Sweep and damp mop hard surface floors using a neutral cleaner.
• Entrance / Lobby / Common Areas: Clean door frames disinfect door handles polish entry code panels and vacuum walk-off mats.

• Strong administrative skills
• Flexibility availability and the ability to address requests promptly
• Janitorial experience is an asset
• Proven experience in janitorial caretaker or related fields
• Ability to multitask and handle high-pressure situations
• Strong problem-solving and organizational skills
• Proficiency with basic computer applications (Microsoft Office scheduling software etc.)
• Experience working with hot tubs or swimming pools is an asset but not required

Job Type: Full time live-in

Schedule: Monday-Friday

Shift timing: 8am-4:30pm

Start Date: July

Salary: $25/hr

Accommodation: A 1 BHK suite is provided within the building. The live-in Building caretaker is required to pay rent per month for the suite $1600 / month

Preferred Experience:

• Building Caretaker: 1 year
• Janitorial: 1 year
