Job Summary
6 months with possibility of extension
POSITION SUMMARY
Responsible for operational and preventative maintenance of Community Housing apartment buildings and scattered houses. Complete minor carpentry electrical and plumbing repairs in units and houses. Responsible to assist with energy management activities equipment operation and optimization. Responsible for monthly life safety checks in apartment buildings and annual inspections of units. Responsible for planning completion and data entry of PMs.
DUTIES AND RESPONSIBILITIES (not listed in order of priority)
1. Maintain the Preventative Maintenance Plan with direction from management for mechanical systems structural elements fixtures and grounds.
2. Troubleshoot service install and perform basic repairs on defined equipment including electrical mechanical plumbing and security systems within safety and assignment guidelines reporting issues to senior or other Maintenance & Facilities team staff as per approved procedures.
3. Receive work order requests from customers and prioritize and complete service work orders in a timely and cost effective manner.
4. Travel to various County satellite facilities as required performing facility and/or property maintenance at those sites as requested and reporting serious maintenance issues to management for resolution.
5. Perform all necessary duties related to building and maintenance projects as required.
6. Maintain inventory of supplies and storage of materials and complete requisitions as required.
7. Ensure all other maintenance needs are completed and maintenance log books are up-to-date and accurate.
8. Maintain records utilize approved systems and follow preventative maintenance schedules as required.
9. Perform special projects fill in for Superintendent I during vacation or absence and other duties as required.
10. Preparing vacant rental units for incoming tenants.
11. Interior maintenance:
Replace burnt out bulbs
Changing of door hardware
Minor painting
Re-securement of fixtures
Minor carpentry
Flushing of boilers/hot water tanks
Repair of window screens
Minor plumbing repairs
Minor HVAC Maintenance
Replacement of ballasts switches receptacles fan motors fuses and smoke detectors and filters
Preventive Maintenance of equipment
Scheduling and completion of PM WOs
Coordination and assistance of contractors for PM WOs
12. Exterior maintenance:
Maintaining all on-site equipment
13. Perform all required fire and safety inspections as required.
14. Deal with tenant issues as they arise in conformance with the Corporations guidelines and policies and with the Residential Tenancies Act.
15. Other duties as may be required including redeployment in emergency situations.
16. Comply with provincial and County occupational health and safety legislation regulations policies and procedures.
17. Maintain confidentiality in accordance with the Municipal Freedom of Information and Protection of Privacy Act.

EDUCATION TECHNICAL SKILLS AND CERTIFICATION
Minimum grade 12 education. This job may be considered for educational equivalency in accordance with County Policy.
Good knowledge of janitorial methods.
Solid understanding of Fire & Safety regulations.
Well rounded handyperson skills including carpentry electrical plumbing and mechanical abilities.
General knowledge of mechanical systems including HVAC Life Safety Electrical and Plumbing.
Building automation systems knowledge considered an asset.
Excel Word SAP considered and asset.
Sound oral and written communication skills.
Ability to deal with physically demanding duties.
Ability to deal with tenants in a tactful and respectful manner.
Strong interpersonal and relationship building skills and the ability to de-escalate conflict.
Valid G Class Drivers Licence and access to a reliable motorized vehicle (car truck suv or van) for work purposes.
Available for after-hours emergency response to building(s)

Good working knowledge of WHMIS.
Good working knowledge of maintenance & operation of power equipment (power tools lawn mowers and trimmers lawn tractor snow blower).
Working knowledge of elevator operation depending on building.
Criminal reference check with vulnerable sector clearance.
EXPERIENCE
Minimum of two (2) years prior experience in janitorial and maintenance duties.
EFFORT
Physical effort required for this position on a daily basis when carrying out duties.
Mental effort required when operating power tools doing electrical repairs etc.
WORKING CONDITIONS
Will be required to enter into tenants home environments.
Exposure to all elements of weather dust dirt noise odour chemicals etc. while carrying out duties.
May have to interact with tenants who are in emotional crisis.
May be exposed to household pests cigarette smoke and other undesirable conditions.
May be exposed to stressful unpleasant/emotional situations when tenants have conflicts.
Flexibility is required for this role Ability to work staggered and/or afternoon shifts
Participation in an on-call rotation schedule to support after-hours operations (evenings nights and weekends) up to 3 weeks per quarter.
