Steps away from the main public transit station What we offer:Highly competitive compensation package which includes commission with draw benefits and career advancement opportunities!*Eligibility for benefits is dependent on the terms of employmentThe Role:The Assistant Vice President contributes to the production and development of the commercial mortgage portfolio by originating structuring underwriting and adjudicating commercial real estate financing opportunities. The role involves analyzing financial and supporting documents on incoming applications and ensuring information is consistent with internal insurer investor and direct lending policies and guidelines. The role is specific to conventional mortgage brokerage and direct multi-unit lending activities including CMHC construction and conventional commercial real estate financing requests while supporting business development client relationship management credit decisioning and transaction execution from origination through funding. What you will do:Support the Vice President in developing and expanding the client base while increasing income and company profit across both mortgage brokerage and direct multi-unit lending oversight and support to one or more analysts working directly within the team including reviewing underwriting credit applications and loan commitments. Ability to lead loan transactions from start to finish and problem solve through any complex matter. Work directly with clients and prospects to gather due diligence advance relationships and recommend appropriate mortgage solutions across brokerage conventional insured and direct lending decisions on advancement of loan opportunities complex structuring and credit recommendations for both investor-funded and directly originated lending financial information on commercial properties including rent rolls operating statements and financial/net worth statements to assist management in determining the appropriate loan size terms conditions and pricingReview third party reports including appraisal phase I/II environmental reports and engineering reports to determine compliance with investor requirements product lending and guidelines direct lending policies and loan terms and conditionsReview conditions and exception requests and prepare recommendations to credit/investors. Ensures that underwriting procedures are in force at all times and senior management authorizes any exceptionsPrepare loan summaries including financial analysis and credit documents to assist in the loan approval process for both brokerage placements and direct lending with Funder Investor Legal and other third-party consultants to ensure loan conditions are metCoordinate with clients and prepare Letters of Interest and Commitment Letters along with managing information flow to ensure smooth loan transactionsDevelop and analyze construction/development pro-forma as of various multi-unit housing type projectsMonitor on-going construction loan draws cross-referencing budgets and ensuring applicable undertakings are performedMonitor pending and approved loans and any corresponding fees which includes a review of any fees currently on deposit with First NationalAssist from time to time in preparation for prospect and existing client meetingsAssist in training and mentorship of other team membersPerform other duties as necessary to support the goals and objectives of the commercial mortgage divisionAct as a resource and share knowledge amongst the entire commercial finance groupDemonstrate a high degree of confidence when making/approving recommendationsDemonstrate a high degree of knowledge regarding available market capital direct lending products insurer requirements underwriting standards and pricingOriginate structure underwrite and manage multi-unit lending opportunities through both direct lending and brokerage channels ensuring alignment with client needs risk appetite and corporate and maintain strong relationships with borrowers mortgage brokers institutional investors housing providers and other key stakeholders to drive business growth and market closely with internal Credit Funding Servicing and Asset Management teams to facilitate efficient execution and ongoing portfolio management of direct lending and recommend lending opportunities within established lending authorities and provide credit recommendations for loans requiring approval by senior management or credit opportunities to expand existing client relationships by delivering integrated financing solutions across conventional insured construction and specialized multi-unit lending to policies/procedures to ensure AML requirements are met when applicableThe Requirements Needed: Must have minimum of 5 years of experience working on CMHC underwriting CMHC applications/submissions and CMHC funding/post-approval requestsExperience in commercial real estate lending is a mustUndergraduate Degree and/or MBA with focus in a Finance/ Real Estate related discipline8 10 years experience in a relevant commercial real estate role Knowledge of applicable real estate lending regulations is a mustExperience in financial analysis (i.e. balance sheet income statement)Organizational skills to manage several ongoing and competing tasks simultaneouslyExperience communicating with clients appraisers engineers lawyers consultants investors and/or credit committees is a mustStrong understanding of legal documentation ownership structures and AML requirements Preferred experience in CMHC and/or construction finance development industry private equity cost consulting or accounting with a commercial mortgage focusFamiliarity with principles of property valuation and the construction processDemonstrated experience in both commercial mortgage brokerage and direct multi-unit lending including loan origination underwriting credit adjudication deal structuring and transaction knowledge of conventional insured (CMHC) construction and multi-unit residential lending products including market participants competing capital sources and current lending presenting credit recommendations and loan structures to internal credit committees executive stakeholders and/or external ability to source evaluate and close complex multi-unit residential financing opportunities across various asset classes and borrower PC skills with an emphasis on Word and ExcelHigh degree of consistent accuracy and attention to detailAble to work with minimum supervisionResults oriented and highly motivated self-starterBilingualism (French English) an assetRelationships: Internal Contacts: Regular interaction with the Vice President Commercial Financing Commercial Credit Team Underwriting and Analyst Teams Funding and Loan Administration Servicing and Asset Management Legal Compliance Finance Operations Construction Lending Risk Management Senior Management and Credit Committee members to support deal origination underwriting approval funding and portfolio management activities.
