Job Summary
Oaks Adelaide Embassy Suites is seeking an experienced and hands-on Facilities Manager to join the team on a full-time basis.
Reporting to the General Manager you will be responsible for the operational management maintenance compliance and presentation of the property. This role is critical in ensuring the safety functionality and long-term value of the asset while managing relationships with owners residents contractors and the Body Corporate Committee.
You will act as the key liaison between Minor Hotels and the Body Corporate providing professional advice and recommendations regarding building operations asset management maintenance planning and capital improvements.
Key Responsibilities
- Manage the day-to-day operation of all building infrastructure and common property areas.
- Develop implement and oversee preventative maintenance programs.
- Coordinate repairs maintenance works and capital improvement projects.
- Undertake minor repairs and general maintenance where required.
- Manage contractors and service providers across electrical mechanical hydraulic HVAC fire security and cleaning services.
- Ensure all building services plant and equipment remain compliant and operational.
- Oversee workplace health and safety risk management and regulatory compliance requirements.
- Coordinate emergency management procedures and after-hours maintenance issues as required.
- Assist with budgeting expenditure control procurement and capital expenditure planning.
- Maintain maintenance records compliance registers and contractor documentation.
- Build positive relationships with owners residents contractors and stakeholders.
- Support sustainability initiatives and continuous improvement projects across the property.
- Act as the primary liaison between Minor Hotels the Body Corporate Committee lot owners residents and contractors.
- Prepare and present building management updates maintenance reports and recommendations.
- Build positive relationships with owners residents and committee members while responding to maintenance and operational concerns.
- Ensure common property areas are maintained to a high standard and aligned with Body Corporate requirements.
Qualifications :
To be successful in this role you will have:
- Previous Facilities Management Building Management or Property Maintenance experience.
- Strong knowledge of building systems essential services and preventative maintenance programs.
- Hands-on experience in general building maintenance repairs and fault finding.
- Proven contractor management and stakeholder engagement skills.
- Sound understanding of WHS legislation and compliance requirements.
- Experience managing budgets quotations and maintenance expenditure.
- Strong problem-solving and organisational skills.
- Excellent communication and interpersonal abilities.
- Intermediate Microsoft Office skills.
- A trade building or facilities-related qualification will be highly regarded.
