Experienced Property Manager

We are seeking an experienced and confidentProperty Managerto join our growing agency. This role is ideal for someone who thrives in a fast-paced environment takes ownership of their portfolio and prides themselves on clear communication proactive maintenance management and effective conflict resolution.

You will be responsible for managing a residential property portfolio while maintaining strong relationships with both landlords and tenants ensuring compliance and delivering a high standard of service aligned with our agency values.

Key Responsibilities

• Manage a residential property portfolio end-to-end
• Act as the primary point of contact for landlords and tenants
• Handle tenant and landlord conflict professionally and confidently providing fair and practical resolutions
• Coordinate and prioritise maintenance including urgent and routine requests
• Liaise with trades obtain quotes approve works within delegated authority and follow through to completion
• Conduct routine inspections entry and exit reports
• Manage lease renewals rent reviews and arrears
• Ensure legislative compliance with QLD tenancy requirements
• Maintain accurate records and workflows usingPropertyMe
• Communicate proactively with landlords particularly regarding urgent or high-cost maintenance
• Work collaboratively with the wider team to ensure portfolio standards are met
• Prepare and lodgeQCAT applicationsand attend hearings when required
• ManageRTA Dispute Resolutionmatters

About You

• Minimum2 years experiencein residential property management
• Strong conflict resolution skillswith the ability to remain calm and professional
• Proven experience usingPropertyMe(essential)
• Experience using Inspection Express
• Excellent written and verbal communication skills
• Confident liaising with landlords tenants and contractors
• Highly organised with strong time management skills
• Ability to prioritise maintenance and urgent issues effectively
• Strong knowledge of QLD tenancy laws and regulations
• A proactive solutions-focused mindset
• Demonstrated experience withQCAT applications and attendance
• Sound understanding ofRTA Dispute Resolutionprocesses
• Current QLD Certificate of Registration
• Valid QLD drivers license
