Job Summary
We are seeking an experienced and confidentProperty Managerto join our growing agency. This role is ideal for someone who thrives in a fast-paced environment takes ownership of their portfolio and prides themselves on clear communication proactive maintenance management and effective conflict resolution.
You will be responsible for managing a residential property portfolio while maintaining strong relationships with both landlords and tenants ensuring compliance and delivering a high standard of service aligned with our agency values.
Key Responsibilities
- Manage a residential property portfolio end-to-end
- Act as the primary point of contact for landlords and tenants
- Handle tenant and landlord conflict professionally and confidently providing fair and practical resolutions
- Coordinate and prioritise maintenance including urgent and routine requests
- Liaise with trades obtain quotes approve works within delegated authority and follow through to completion
- Conduct routine inspections entry and exit reports
- Manage lease renewals rent reviews and arrears
- Ensure legislative compliance with QLD tenancy requirements
- Maintain accurate records and workflows usingPropertyMe
- Communicate proactively with landlords particularly regarding urgent or high-cost maintenance
- Work collaboratively with the wider team to ensure portfolio standards are met
- Prepare and lodgeQCAT applicationsand attend hearings when required
- ManageRTA Dispute Resolutionmatters
About You
- Minimum2 years experiencein residential property management
- Strong conflict resolution skillswith the ability to remain calm and professional
- Proven experience usingPropertyMe(essential)
- Experience using Inspection Express
- Excellent written and verbal communication skills
- Confident liaising with landlords tenants and contractors
- Highly organised with strong time management skills
- Ability to prioritise maintenance and urgent issues effectively
- Strong knowledge of QLD tenancy laws and regulations
- A proactive solutions-focused mindset
- Demonstrated experience withQCAT applications and attendance
- Sound understanding ofRTA Dispute Resolutionprocesses
- Current QLD Certificate of Registration
- Valid QLD drivers license
